Compensation Range:

$97,000 - $105,000 USD

Who we need

Reporting to the Director, Development Advisory, we are hiring a Senior Construction Consultant to join our growing U.S. team. As our new Senior Construction Consultant, you will provide independent construction risk advisory and loan monitoring services for lenders and developers across a diverse portfolio of projects. You will conduct pre‑development due diligence, review construction drawings, contracts, schedules, budgets, and project documentation, perform site inspections, validate construction progress against draw requests, and prepare detailed reports and recommendations that support lending decisions.

Remote role with expectations to be based in the Eastern United States near a major airport and available to travel up to 50% of the time. Travel to project sites throughout the country to collaborate with lenders, developers, contractors, and internal stakeholders.

Responsibilities
  • Provide independent construction risk advisory and due diligence services. Review construction drawings, specifications, schedules, budgets, contracts, development approvals, and other project documentation to assess feasibility and identify potential risks prior to financing. Prepare detailed due diligence reports for lenders prior to loan closing.
  • Lead construction loan monitoring and reporting activities. Serve as the independent advisor between lenders, developers, contractors, and stakeholders throughout construction. Conduct regular site inspections, evaluate progress, validate draw requests, review supporting documentation, assess cost‑to‑complete forecasts, and provide funding recommendations. Prepare comprehensive monthly reports communicating status, performance, and emerging risks.
  • Assess project performance and proactively identify risk. Analyze contractor pay applications, invoices, lien waivers, change orders, RFI logs, contingency utilization, and other key controls to evaluate health and financial performance. Identify concerns and recommend practical solutions to mitigate risk.
  • Manage relationships and represent Altus as a trusted advisor. Collaborate with lenders, developers, contractors, consultants, and stakeholders across multiple concurrent projects. Build credibility through technical expertise, professionalism, and clear communication of complex construction and financial information.
Qualifications
  • The construction expertise. Degree in Construction Management, Architecture, Engineering, or related discipline, or equivalent experience gained through construction, development, consulting, or contracting environments. Several years of hands‑on experience overseeing, managing, consulting on, or evaluating construction projects with a strong understanding of delivery, controls, budgets, schedules, and contracts.
  • The technical foundation. Ability to interpret construction drawings, specifications, schedules, contracts, and project documentation across multiple disciplines. Understanding of how projects are planned, procured, and executed, and experience assessing progress, performance, and risks.
  • The analytical and risk assessment capability. Ability to evaluate budgets, pay applications, change orders, cost‑to‑complete forecasts, and supporting documents to identify risks and assess project health. Sound judgment when making recommendations.
  • The communication and stakeholder management skills. Ability to build credibility with lenders, developers, contractors, consultants, and project teams. Comfortable leading conversations, asking thoughtful questions, and translating complex information into clear, concise reports and actionable recommendations.
  • The independence and accountability. Thrives in a remote environment where autonomy, organization, and responsiveness are essential. Manages multiple projects simultaneously, balances travel with competing priorities, and maintains professionalism, attention to detail, and client service.
