Job Description Summary

Manages the day-to-day operations of two or more assigned properties, including overseeing team members, daily activities, and resources to achieve financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws and regulations governing multi-family housing.

Responsibilities include:

  1. Developing and analyzing budgets based on financial statements, marketing data, and operational reports.
  2. Meeting revenue targets by setting rent rates, collecting payments, and preparing financial reports.
  3. Approving vendor invoices, ensuring validity, and managing communication with vendors and stakeholders.
  4. Controlling expenditures within approved budgets and managing petty cash.
  5. Managing lease enforcement, including application approval, inspections, notices, evictions, and fee collection.
  6. Implementing marketing and leasing strategies based on market trends to meet occupancy and revenue goals.
  7. Enhancing resident satisfaction through prompt responses and addressing service issues.
  8. Conducting property inspections to maintain safety, cleanliness, and appeal standards.
  9. Supervising property staff recruitment, training, and performance management.
  10. Maintaining owner relationships through meetings, tours, and performance updates.

Physical Demands:

  • Ability to stand, walk, sit, and perform physical tasks including climbing ladders and lifting up to 50 pounds.
  • Work outdoors in various weather conditions.
  • Travel may be required.
  • Flexible schedule including evenings, weekends, and holidays.

The salary range is $95,000 to $100,000, with additional potential bonuses based on performance and role specifics.
