Job summary

New York City Housing Authority seeks a Resident Building Superintendent to supervise operation and maintenance of large tenanted buildings and grounds. You will lead skilled trades, coordinate with multiple departments, monitor work orders, and ensure safety and compliance.

The role requires a four-year high school diploma with five years supervisory experience, including managing seven+ maintenance staff. College credits may substitute; comprehensive NYCHA benefits apply.

Qualifications

• Four-year high school diploma or equivalent with five years of supervisory experience.
• Experience supervising in large tenanted buildings with seven+ maintenance/operations staff.
• Higher education may substitute for up to two years of experience with 30 college credits per year.

Responsibilities

• Schedule and supervise care, cleaning and policing of public spaces within Housing Authority buildings and grounds.
• Oversee maintenance of facility services (water, gas, electricity, heat, hot water, waste disposal).
• Supervise maintenance of structures and mechanical equipment including elevators.
• Inspect contractor work related to Backflow Preventor Device Testing and Repair.
• Supervise repair and adjustment of structures and equipment.
• Maintain roof tanks, standpipe systems and related equipment.
• Train and instruct maintenance employees.
• Coordinate with multiple trades to complete routine and emergency work.
• Monitor work orders in Maximo and TRD portal; deploy staff accordingly.
• Order materials and maintain inventory.
