Lawrence Perry And Associates, Inc. is seeking an Architecture Project Manager (Construction Administration focus) for our Education Studio to lead projects from site to closeout.

Join a multi-disciplinary team delivering high-performance design in California and Texas, collaborating closely with clients, contractors, and AHJs to ensure quality, schedule, and budget objectives are achieved.

Qualifications

• Bachelor’s or Master’s Degree in Architecture.
• 10+ years of experience in all phases of design projects.
• 5+ years of recent and relevant Construction Administration experience.
• Licensed Architect in California.
• Public K-14 / DSA experience; at least one project through closeout.
• Knowledge in management of project business: scope, fee, schedule, budget.

Responsibilities

• You will be the prime point of contact onsite, guiding a project through construction.
• Maintain excellent relationships with client, stakeholders, AHJs, consultants and team members.
• Lead the Bid and Award Phase, attend pre-bid meetings and site walks, review substitutions, respond to inquiries, issue addenda and coordinate with AHJ.
• Oversee quality assurance/quality control of Contract Documents, team management, client communication, RFI and submittal review.
• Perform on-site observations and document findings; interpret design intent in the field.
• Attend construction meetings and document punch walks; review closeout documents and warranties, etc.
• Determine substantial completion dates and warranty commencement; manage client billing and staffing projections.
• Mentor staff on CA procedures and project processes; prepare schedules, budgets and staff plans.
• Review Owner-Architect and Owner-Contractor agreements; serve as Architect of Record with stamped documents.
