Job summary

Newmark in Columbus, OH seeks a Senior Real Estate Appraiser to lead and complete complex valuations, from scope through USPAP-compliant reports for mortgage underwriting, acquisition, portfolio analysis, and other uses.

You will prepare reports, conduct market research, develop approaches, mentor staff, ensure QA/QC, and engage with clients and lenders. A CG Appraiser license and 3–6 years of CRE appraisal experience are required; knowledge of Argus is preferred.

Qualifications

  • Bachelor's degree in real estate, economics, or finance; MS/MBA in real estate preferred.
  • Current state Certified General Appraiser license.
  • 3–6 years of commercial real estate appraisal experience.
  • Experience writing appraisal reports and reviews for complex properties.
  • Solid understanding of valuation concepts and real estate terminology; Argus knowledge preferred.
  • Strong analytical, writing, and communication skills; good organization.

  • Prepare complete appraisal reports independently on complex properties with oversight from senior staff.
  • Conduct market research and property analysis to establish market value.
  • Develop income, sales comparison, and cost approaches; defend conclusions to clients, lenders, and counsel.

Job description

Description:

Senior Real Estate Appraiser leads and completes complex commercial, industrial, multifamily, and specialty type valuations, from scope definition through delivery of USPAP-compliant reports for the purpose of mortgage underwriting, acquisition/disposition, portfolio analysis, financial reporting purposes, estate purposes, dispute resolution and other intended uses.

Senior Appraisers receive an annual base $50,000 draw against commissions payment (except in certain markets that are higher given min. wage requirements – i.e. NY, CA, WA – the specific states if min wage requirements are higher). Senior appraisers earn commission fees which are offset against the draw and based on completed valuation, advisory and related services multiplied by commission rates ranging from 40% to 52%. A portion of such commissions may be paid in cash and a portion may be paid in the form of equity (which shall be subject to the terms of the applicable award documents).

ESSENTIAL DUTIES:
  • Prepare complete appraisal reports independently on complex properties. Oversight of work includes collaboration with senior level staff as well as review of reports.
  • Conduct complete appraisals, examining and evaluating commercial properties to establish market value.
  • This role conducts market and comparable research, develops income, sales comparison, and cost approaches, performs highest-and-best-use analyses, and presents and defends conclusions to clients, lenders, and counsel.
  • The appraiser also manages assignments, ensures QA/QC and regulatory compliance, mentors junior staff, and supports proposals and business development.
  • Make independent decisions and provide judgement in the development of the appraisal for complex properties.
  • Inspect properties.
  • Complete formal review responses with guidance if requested from senior staff members.
  • Engage directly in client meetings.
  • Maintain knowledge of current government regulations, zoning laws and appraisal standards.
  • Understand all necessary software programs used in the business.
  • Maintain familiarity with necessary data sources.
  • May perform other duties as assigned.
SKILLS, EDUCATION AND EXPERIENCE:
  • Bachelor's Degree, preferably in real estate or other related subjects such as economics and finance. Preference is given to MS or MBA in real estate.
  • Must have state appropriate Certified General Appraiser License.
  • Minimum of 3 - 6 years professional experience as a Commercial Real Estate Appraiser.
  • Must have experience and be skilled in writing appraisal and appraisal reviews of complex commercial properties.
  • Solid understanding of real property valuation concepts, commercial real estate terminology, and property tax jurisdictional processes and procedures.
  • Knowledge of Argus preferred.
  • Strong analytical and writing skills.
  • Strong communication skills, with both clients and market participants related to research.
  • Strong organizational and multi-tasking skills.
