Position Summary
TalentSource360 is assisting another client within the real estate sector in their search for a Sr. Analyst to join their Asset Management team. For this hire, we are seeking a detail-oriented and analytical Senior Capital Planning Analyst to support the planning, financial management, and performance monitoring of capital projects across our real estate and construction development portfolio. This role serves as a key partner to Portfolio Management, Development, Finance, and Asset Management teams, ensuring that capital expenditures are accurately budgeted, tracked, and reported throughout the project lifecycle.
The ideal candidate brings 3–5 years of experience in capital planning, real estate finance, construction budgeting, or asset management, along with strong financial modeling and reporting skills.
Key Responsibilities
- Support ongoing analysis of the capital portfolio, tracking asset‑level and portfolio‑level capital plans against strategic objectives.
- Assist in evaluating capital allocation decisions across the portfolio, identifying opportunities to optimize returns and manage risk.
- Prepare portfolio‑level summaries and briefing materials for leadership, investment committees, and stakeholders.
- Maintain accurate, up-to‑date records of active and planned capital projects across all assets.
- Support capital expenditure planning for construction and development projects, from initial scoping through completion.
- Work with development, construction, and project management teams to gather cost estimates, scopes of work, and project timelines.
- Review and validate capital expenditure requests, ensuring alignment with approved budgets and business case justifications.
- Track construction draws, change orders, and contingency usage, flagging variances for review.
- Assist in the preparation, consolidation, and maintenance of annual and multi‑year capital budgets.
- Monitor actual spend against budget, prepare variance analyses, and support forecasting and re‑forecasting cycles.
- Partner with Finance and Accounting to ensure accurate capitalization, coding, and reconciliation of project costs.
- Support budget review meetings by preparing supporting schedules, backup documentation, and summary reports.
- Monitor project schedules, budgets, and key performance metrics, escalating risks or delays as needed.
- Develop and maintain project performance dashboards and scorecards for internal stakeholders.
- Conduct post‑completion reviews to evaluate project performance against original budget, schedule, and scope.
- Identify trends and recommend process improvements to strengthen project delivery and cost control.
- Prepare recurring and ad hoc asset management reports, including capital spend summaries, project status updates, and portfolio performance packages.
- Support quarterly and annual reporting cycles for internal leadership, ownership, and/or investors.
- Maintain data integrity across capital planning and asset management systems, ensuring reports reflect accurate, current information.
- Assist in the development of standardized reporting templates and dashboards to improve visibility into portfolio performance.
Qualifications
- Bachelor's degree in Construction Management, Accounting , Finance, Real Estate, or a related field.
- 3–5 years of experience in capital planning, real estate finance, construction budgeting, project controls, or asset management.
- Prior experience supporting a real estate development, REIT, healthcare system, higher hospitality, or corporate real estate organization.
- Strong working knowledge of capital budgeting processes and construction/development project lifecycles.
- Advanced proficiency in Microsoft Excel; experience with financial modeling and variance analysis.
- Experience with capital planning, project management, or asset management software (e.g., Yardi, MRI, Procore, Argus, or similar) preferred.
- Excellent analytical, organizational, and written/verbal communication skills.
- Demonstrated ability to manage multiple projects and deadlines in a fast‑paced environment.
- High degree of accuracy and attention to detail when working with financial and project data.
- Familiarity with GAAP capitalization rules as they relate to construction and capital projects.
- Exposure to executive‑level or investor reporting.
