Senior Analyst / Associate, Asset Management, Hospitality
The Senior Analyst / Associate reports into the Senior Vice President, Hotel Asset Management and assists in all aspects of property-level operating activities and strategies for the Company's lodging portfolio of 20 hotels throughout the United States across 15 different markets.
Responsibilities include financial review and reporting, revenue management, budget preparation, and assisting with oversight of third-party property management firms. The Senior Analyst / Associate will work actively with the Acquisitions team to assist with new acquisitions and the due diligence process.
The ideal candidate has experience in hotel operations and / or hotel asset management, strong analytical skills, ability to decipher financial data to effectively review and evaluate operational and investment opportunities. Required to have the ability to assess and help drive the performance of hotels in Lightstone's portfolio. Must be able to work independently with minimal supervision and thrive in an environment that is highly entrepreneurial, both strategic and creative. Requires rapid learning, multitasking and prioritizing under tight deadlines. Some travel is required.
ESSENTIAL FUNCTIONS :
- Review and analyze monthly financial and income statements, prepare benchmarking and / or other analyses related to maximizing revenues and minimizing expenses that lead to strategies to improve asset performance and value.
- Review and work with hotel operator revenue managers to ensure the portfolio hotels' yield efforts are maximized, including but not limited to :
Reviewing revenue potential
- Ensuring proactive and accurate management of all revenue management systems
- Confirming all segments and distribution channels are mined for revenue opportunities
- Validating all data required for effective revenue management
- Reporting progress to head of asset management
- Analyze and monitor the financial performance of investments, which entails :
- Reviewing annual budgets and underwriting
- Raising awareness of performance concerns.
- Interface with database vendor to build reporting / dashboards for efficient analysis product.
- Conduct various analyses of real estate taxes, risk management, utility consumption, capital expenditures.
- Assist in preparation of annual Asset Management Plan including valuations, sell vs. hold analyses, etc.
- Partner with and assist Asset Management team with ad-hoc analyses of the properties in lodging portfolio and incorporate into presentations for executives.
Prepare quarterly investor reports and presentations.
- Support other Lightstone departments with corporate forecasts, annual budgets, & other periodic requests.
Coordinate and support the annual portfolio budgeting process.
- Collect market data and develop tools to assist in the determination of threats and opportunities facing the portfolio's hotel investments and identify potential areas for investment.
- Produce ad-hoc analyses to evaluate the performance of assets.
- Evaluate and identify opportunities for value enhancement, return on investment opportunities, improving cash flow within the portfolio including dispositions.
- Analyze financial models to evaluate investment returns on proposed capital projects and acquisitions.
- Assist with due diligence on acquisition targets.
- Synthesize research and findings into concise presentations.
- Assist with asset management of portfolio, including periodic property visits and interfacing with third-party management companies, project managers, brand representatives, and other third-party vendors / resources.
- Liaise with other Lightstone departments to ensure proper workstream flow.
- Support SVP, Asset Management as needed.
QUALIFICATIONS :
- Minimum 3 years related Analyst experience
- Minimum of 3 years' experience with Cognos required
- Bachelor's degree or equivalent in Hotel Management or related field required
- Familiarization of hotel operations, sales, and revenue management concepts and tools preferred
- Demonstrated aptitude for problem solving and problem identification
- Ability to collect, analyze and interpret operations and revenue performance data
- Must effectively manage and adhere to deadlines
- Extensive proficiency in Excel, Word, and PowerPoint required and ability to manipulate data essential
- Knowledge of reservations system and revenue management data
- Ability to operate in a team environment
- Excellent written and verbal communication skills
- Excellent interpersonal skills and demonstrated professionalism
- Ability to manage multiple tasks
