Sterling Group is seeking a self-motivated Property Manager for our self-storage properties in the Knoxville region. You will drive occupancy and income, analyze financials, and ensure high service levels for owners and tenants.

Qualifications

• High School Diploma or GED; some college preferred.
• 3+ years of management experience, preferably with a sales background.
• Ability to manage a diverse group of remote managers.
• Outstanding interpersonal, verbal and written communication for customer service.
• Proficiency in Microsoft Office and property management software.
• Valid driver’s license required.
• Strong analytical, forecasting, and budgeting skills.

Responsibilities

• Develop and/or implement the Sterling 5 P's Business Plan to meet owners, tenants, vendors and customers’ expectations.
• Meet budgeted occupancy goals and monthly financial targets as set by Management & Marketing.
• Generate and increase monthly income and property value through strategic pricing and marketing.
• Analyze monthly financial reports to guide business decisions and forecast the annual budget.
• Prepare daily activity reports and capital expense requests; maintain reporting accuracy.
• Enforce the Sterling Delinquency and Rent Collection policies.
• Research market conditions, competitor pricing, promotions and occupancy to adjust pricing strategy.
• Maintain office and maintenance inventories and ensure optimal curb appeal.
• Lead staff development, including hiring, training, mentoring, and disciplinary actions.
• Work at other Sterling Self-Storage properties as needed and support marketing plans.
