Owen-Ames-Kimball Co. is hiring a detail-oriented Self-Perform Project Manager/Estimator in Grand Rapids to lead estimating and project management for our growing self-perform division.

You will bridge Preconstruction and Field Operations, ensuring accurate pricing, efficient execution, and strong financial performance from bid through closeout. You will leverage productivity data to develop competitive estimates, manage budgets, and support successful delivery of self-perform work.

Qualifications

• 5+ years estimating or project managing commercial carpentry/related construction scopes.
• Strong unit-cost estimating experience for labor, materials, and equipment.
• Proficiency with takeoff/estimating software and historical productivity data.

Responsibilities

• Prepare detailed unit-cost estimates for self-perform scopes (carpentry, doors, frames, hardware, Division 10, demolition, general conditions).

Our crews will take on rough/finish carpentry, doors, frames, and hardware, Division 10 specialties, selective demolition, and general conditions work on O-A-K projects. This is a ground-floor opportunity: you will help build the crews, the standards, and the culture from day one.

About This Opportunity

Owen-Ames-Kimball Co. is hiring a detail-oriented Project Manager/Estimator to lead estimating and project management efforts for our growing self-perform division. This role serves as the critical link between Preconstruction and Field Operations, ensuring accurate pricing, efficient project execution, and strong financial performance from bid through closeout.

You will leverage real-world crew productivity data to develop competitive estimates, manage project budgets, and support successful delivery of self-perform work. This position offers the opportunity to play a key role in building and refining the systems, processes, and cost intelligence that will drive the long-term success of O-A-K's self-perform operations.

What you’ll do

Estimating & Preconstruction

• Prepare detailed unit-cost estimates for self-perform scopes, including rough and finish carpentry, doors, frames and hardware, Division 10 specialties, demolition, and general conditions work.
• Partner closely with the Preconstruction team to review project scopes, develop bid packages, and prepare accurate self-perform pricing.
• Support procurement efforts and ensure adherence to O-A-K's standards for transparency and project delivery.
• Develop, maintain, and continuously improve the division's historical productivity and cost database to enhance estimating accuracy and competitiveness.

Project Management

• Procure materials, coordinate submittals and hardware schedules, and manage deliveries to project sites.
• Establish project budgets and cost codes while monitoring labor, equipment, and material costs throughout project execution.
• Track job performance through weekly cost reviews and collaborate with field leadership to identify risks and opportunities.
• Lead project reviews with Superintendents and provide updates and recommendations to division leadership.
• Manage change orders, submittals, pay applications, RFIs, and project closeout documentation for all self-perform work.
• Ensure projects are delivered on budget, on schedule, and in alignment with quality and client expectations.

What we’re looking for

• 5+ years of experience estimating or project managing commercial carpentry, doors and hardware, interior trades, or related construction scopes.
• Strong unit-cost estimating experience with the ability to develop accurate labor, material, and equipment pricing.
• Proficiency with takeoff and estimating software, such as Bluebeam, On-Screen Takeoff, or similar platforms.
• Experience managing project budgets, job cost reporting, forecasting, and financial performance tracking.
• Strong organizational skills with the ability to manage multiple projects and priorities simultaneously.
• Effective communicator capable of building relationships with owners, architects, project teams, field leadership, subcontractors, and craft professionals.
• Analytical mindset with the ability to translate field productivity into actionable estimating and operational insights.
• Bachelor's degree in Construction Management, Construction Engineering, or a related field preferred; equivalent field or construction operations experience will be considered.
• A proactive, collaborative approach and a commitment to delivering accurate estimates and successful project outcomes.
