Overview
We are currently seeking a full time Self-Perform Project Manager that plays a dual role in bidding and managing self-perform concrete projects from concept through close-out. This hands-on role includes :
- Developing competitive bid proposals and full estimates (materials, labor, equipment, overhead)
- Issuing contracts, negotiating procurement, and exploring value-engineering opportunities
- Leading project planning, scheduling, execution, and close-out with a focus on safety, quality, budget, and reporting
You’ll work closely with suppliers, subcontractors, site teams, owners, and leadership to ensure project success.
Responsibilities
Estimating & Preconstruction
- Conduct quantity take-offs from plans / specs and prepare full cost estimates
- Produce competitive bids, proposals, and conceptual budgets
- Identify value-engineering and cost-saving opportunities
- Negotiate contracts with suppliers and subcontractors (buyout)
- Prepare and issue contract documents: letters of intent, purchase orders, sub-agreements
Project Management
- Plan and schedule concrete placement from mobilization to demobilization
- Oversee field operations focusing on safety, quality, productivity, and documentation
- Manage project budgets, track costs, and implement cost control measures
- Coordinate with site teams, vendors, and stakeholders, including owner communication
- Monitor schedules, timelines, and risk, resolve issues proactively
- Support project turnover and close-out activities, including invoicing and lessons learned
Qualifications
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or equivalent
- Experience: Minimum 5 years in concrete estimating and project management—self-perform experience preferred
- Certifications: CPR, First Aid, OSHA 30, Storm Water Operator (preferred); drug testing required
- Technical Skills: Proficiency in Procore, Bluebeam, Adobe, take-off software (PlanSwift, heavybid); strong MS Office skills
- Knowledge: Deep understanding of cast-in-place concrete methods, materials, formwork, curing, finishing, rebar systems
- Leadership & Communication: Strong organizational, multitasking, leadership, and interpersonal skills
- Problem-Solving: Independent, proactive thinker with the ability to navigate field challenges
- Safety: Thorough knowledge of OSHA and safety best practices
- Logistics: Valid driver’s license and willingness to travel to job sites
