Seeking Experienced Apartment Service Manager – Join Us $28/hr!

Essential Staffing Solutions, LLC is seeking a dependable, hard-working, and self-motivated Service Maintenance Manager for a national property management company at a prestigious apartment community.

Summary:

The Maintenance Supervisor is responsible for directing the maintenance staff, overseeing the physical components of the community, scheduling contractors, managing unit turnovers, and providing quality customer care. They also oversee preventive maintenance, capital programs, and repairs. Reporting to the General Manager, the ideal candidate is kind, outgoing, passionate about problem-solving, and team-oriented, fostering a welcoming environment.

Job Duties:
  1. Assist in hiring, training, and managing maintenance staff, including seasonal employees.
  2. Help prepare the annual budget with the General Manager.
  3. Adhere to budget guidelines for maintenance and capital programs.
  4. Establish maintenance coverage schedules.
  5. Regularly inspect and maintain building components.
  6. Manage apartment turnover processes.
  7. Maintain inventory of supplies and equipment.
  8. Perform maintenance tasks as needed.
  9. Work with the General Manager to maintain resident relations and complete projects timely.
  10. Ensure work orders and job assignments are completed promptly and courteously.
  11. Respond to emergency calls and provide on-call support.
  12. Keep shop and storage areas clean, orderly, and secure.
Requirements:
  • Minimum 2 years experience as a Maintenance Supervisor and 4 years in property management or multifamily maintenance.
  • Experience in maintenance and repair of residential buildings.
  • Proficiency with maintenance equipment and tools.
  • Dependability and good job performance history.
  • Basic record-keeping and report filing skills.
  • Own basic hand tools.
  • Valid driver’s license.
  • HVAC and pool certification.
