Seasonal Operations Assistant - University Pointe

Department: Property Admin

Employment Type: Seasonal - Full Time

Location: University Pointe - Louisville, KY

Reporting To: Property Operations Manager

Compensation: $15.00 / hour

Description

We are seeking a Seasonal Operations Assistant to support the management and maintenance team(s) during our seasonal apartment Turnover period and/or for a special project-based need. This position will work closely with the team and vendors to ensure a smooth process and/or project completion according to ACC policies and procedures.

You will be the liaison between vendors and staff, including but not limited to: unit entry/oversight, collecting daily vendor assignment sheets, basic work order fulfillment, and general unit make-ready tasks. Providing excellent customer service to residents and vendors, and supporting our maintenance team, will be key responsibilities.

Typical Daily Responsibilities:
  • Accompany vendors on-site as instructed by community management and/or facilities management.
  • Assist in audits and tracking, including key audits, damage walks, vendor completion lists, etc.
  • Perform quality checks of completed work to ensure units or project areas are market-ready.
  • Assist in preparing units/bedspaces for occupancy during the unit Turnover process, in line with company standards.
  • Understand and follow the American Campus key policy.
  • Assist with moving, unloading, and storing supplies such as furniture or project materials.
  • Complete daily duties outlined in the American Campus Basic Operating Standards and Systems (BOSS) program.
  • Maintain property grounds, including trash disposal, vacuuming, sweeping, mopping, pool and amenity area upkeep, power washing, etc., as per BOSS standards.
  • Assist with final walkthroughs and touch-ups, including minor cleaning, repairs, or paint touch-ups.
  • Participate in routine property or unit inspections.
  • Attend all mandatory staff and safety meetings/webinars.

  • Ability to drive a golf cart.
