JOB DESCRIPTION SUMMARY

A sales & lifestyle consultant executes the property’s marketing, leasing, event management, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This hybrid role combines leasing and resident engagement responsibilities—creating an exceptional living experience from first tour to long-term residency.

As the first point of contact for prospective residents, you will guide them through the leasing process with professionalism, enthusiasm, and a deep understanding of our community’s unique lifestyle. Beyond leasing, you’ll plan and execute engaging events, foster connections, and support a vibrant, active lifestyle for residents.

JOB RESPONSIBILITIES

  • Perform all sales and leasing activities to meet revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit and background checks, and ensuring smooth move-in and lease signing.
  • Collect and record pertinent information from prospective residents at move-in.
  • Update market surveys regularly to stay informed about current conditions, develop marketing plans, and implement policies related to concessions and specials to boost occupancy.
  • Design and execute marketing activities and events, including referral programs, internet marketing, and property-specific campaigns.
  • Use property management software (e.g., Entrata, Yardi) to track availability, traffic, leasing activities, and resident data.
  • Ensure show units meet quality standards through daily inspections, coordinate maintenance needs, and prepare leasing offices for daily activities.
  • Support lease renewal activities by preparing renewal packages, contacting renewing residents, and ensuring timely signing of renewal documents.
  • Respond promptly and courteously to resident and owner concerns, taking appropriate action and documenting requests.
  • Demonstrate excellent customer service by treating residents with respect, answering questions, and responding to complaints sensitively.
  • Participate in community and networking events, align with local organizations, and engage in outreach marketing to generate leads.
  • Maintain an up-to-date prospect database, perform follow-ups, and coordinate outreach efforts.
  • Organize and ensure availability of sales collateral and marketing materials for outreach and realtor relations.
Physical Demands
  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoors and outdoors in all weather conditions.
  • Push, pull, lift, carry weights up to 25 pounds independently, and up to 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Work flexible hours, including evenings, weekends, and holidays.

Additional Compensation

Many factors influence pay within the posted range, including experience, skills, and location.

  • Corporate roles may be eligible for quarterly or annual bonuses based on performance.
  • Onsite positions may participate in weekly, monthly, or quarterly bonus programs.
