Job Title:Sales andMarketing Specialist

Position Summary:
We are seeking a highly organized and proactive Sales and Marketing Specialistto oversee and drive operational efficiency, data integrity, and marketing performance across our manufactured housing communities. This role serves as a key liaison between company goals, regional and onsite teams, ensuring consistency, accountability, and compliance in operational execution. The Sales and Marketing Specialist will manage key systems, improve processes, support sales and leasing strategies, oversee third-party vendor performance/data analysis, and provide insight-driven recommendations to senior leadership.
Key Responsibilities:
1. Inventory & Data Management
- Design and manage internal systems to track and update the status of new and existing inventory homes in Rent Manager.
- Lead periodic data and inventory audits to ensure accuracy of unit availability, type, and condition.
- Assist in monitoring aging inventory and ensure timely movement toward sale or lease.
- Maintain internal home status dashboards and assist regional teams with reporting.
2. Inspection Coordination & Compliance
- Track and coordinate all required inspections (e.g., setup, final, utility) for manufactured homes.
- Serve as the compliance escalation point, overseeing inspection outcomes, ensuring all issues are resolved within required timelines.
- Verify compliance with local, state, and internal standards across the portfolio.
- Oversee lead management practices in Rent Manager and ensure proper follow-up workflows are followed.
- Analyze trends in lead aging and work with onsite teams to identify bottlenecks in conversion.
- Collaborate on process improvements and provide training for teams struggling with prospect handling.
4. Lease and Closing Packet Reviews
- Review closing packets and leasing documents for accuracy and completeness.
- Ensure all sales and lease files are uploaded properly into Rent Manager, flagging missing items for correction.
- Provide administrative support to leasing and sales teams to ensure clean handoffs and file integrity.
5. Rent Increase & Delinquency Support
- Assist with tracking rent increase schedules and ensuring notices are correctly generated and reflected in Rent Manager.
- Support delinquency follow-up by sending resident reminders and maintaining accurate logs.
6. Weekly Property Oversight
- Track weekly site inspection reports and flag open items for follow-up.
- Support regional and onsite teams in ensuring curb appeal, safety compliance, and community standards are upheld.
7. Marketing
- Coordinate all marketing efforts in collaboration with onsite and regional. management teams to ensure alignment with leasing and sales goals.
- Serve as the primary liaison for third-party marketing vendors such as Respage, Mass Elemental, ParkWeb, among others.
- Manage the posting and monitoring of home listings across multiple platforms (e.g., Zillow, MH Village, KSL, Craigslist), ensuring all homes are accurately and consistently advertised.
- Track the performance of marketing campaigns across communities, including lead volume, engagement rates, and conversion trends.
- Identify high-performing campaigns and make recommendations for optimization or replication across similar markets.
- Conduct periodic audits of online listings and community profiles to ensure brand consistency and data accuracy.
- Provide regular reporting on campaign effectiveness to senior leadership and regional teams.
- Create and manage social media assets (Facebook, Instagram, etc.) to promote home sales and other property events.
- Push promotions and other sales specials via all online assets.
- Implement, improve and manage search engine optimization (SEO) efforts.
- Create flyers, signage and other physical marketing materials and work with staff to disseminate to relevant audiences.
- Assist in other marketing efforts as needed.
8. Other
- Create and track key performance indicators (KPIs) to use in assessing effectiveness of marketing efforts.
- Audit Google reviews and other online assets to manage and improve the company’s online presence and reputation.
Skills & Qualifications:
- Degree from a four-year university.
- Ability to work independently.

- Experience withRent Manageror similar property management software.

- Demonstrated ability to lead cross-functional projects with minimal supervision.
- Advanced organizational, analytical, and communication skills.
- Ability to multitask in a fast-paced environment with competing priorities.
- Strong focus ondata integrity, compliance, and process accountability.
- Experience in manufactured housing, real estate, or affordable housing preferred.
- Strong knowledge and experience with the Microsoft Office Suite (Excel, Outlook, PowerPoint, Word); familiarity withdigital toolslike Google Ads, Canva, CRM platforms, and social media is a plus.
Work Schedule:
- Full-time, with flexibility to respond to project deadlines or operational needs across multiple time zones.
