Job summary

Carla Properties, Ltd. is seeking a motivated Roving Maintenance Technician to support our West Side apartment communities. You’ll maintain properties, ensure resident satisfaction, and handle work orders efficiently across one or two properties per day.

This full-time role offers a consistent schedule, rotating on-call evenings and weekends, and excellent benefits including employer-paid medical, life, and disability insurance, with additional perks such as dental options and a 401k match.

Qualifications

• 3+ years of multifamily maintenance and/or construction/remodel experience preferred.
• Strong troubleshooting skills in electrical, plumbing, and general repairs.
• Ability to work independently and as part of a team.
• Professional appearance and demeanor.

Responsibilities

• Complete routine service requests within 24–48 hours.
• Respond promptly to emergency maintenance calls.
• Perform preventative maintenance projects as scheduled.
• Troubleshoot and repair light electrical, plumbing, general maintenance, and construction issues.
• Travel between properties as needed for coverage or emergencies.
• Assist with move-out inspections and prepare units for new residents.
• Paint, caulk, repair drywall, doors, trim, and fixtures.
• Ensure all appliances and lights are operational; repair or replace as needed.
• Remove trash and remediate mold/mildew as necessary.
• Maintain the appearance of offices, clubhouses, models, fitness centers, pools, laundry rooms, restrooms, picnic areas, tennis courts, and all common areas.
• Inspect and maintain property lighting weekly; coordinate with vendors for major repairs.
• Complete special projects as assigned.
• Interact with residents in a professional, friendly manner.
• Comply with all state and federal Fair Housing Laws.
• Coordinate daily workflow with the maintenance supervisor and resident manager.
• Participate in on-call rotation for emergency coverage.
• Adhere to company policies and procedures.
• Follow Carla Properties' safety program.
• Lift up to 50 lbs., climb ladders (up to 12 ft), kneel, squat, bend, and use hand tools.
• Assist with two-person lifts of large appliances.

Location: West Side Portland, OR (Tigard, Beaverton, Hillsboro and Portland)

Company: Carla Properties, Ltd.

Pay: $24.00 – $28.00 per hour, DOE

Schedule: Full-time, Friday-Tuesday (Wed/Thur off)

Hours: Weekdays 9am–6pm (1 hr lunch), Weekends 8:30am–5pm (30 min lunch)

On-Call: Rotating evenings, weekends, and holidays

About the Role

Carla Properties, Ltd. is seeking a motivated, self-directed Roving Maintenance Technician to support our West Side apartment communities. You'll play a key role in maintaining our properties, ensuring resident satisfaction, and keeping our communities in top condition. This is a full-time, permanent position with a consistent schedule and excellent benefits. To improve efficiency and consistency, you would be assigned to one or two properties per day instead of rotating between various locations to address individual work orders.

Key Responsibilities

Service & Maintenance

• Complete routine service requests within 24–48 hours
• Respond promptly to emergency maintenance calls

Apartment Turns
