Griffis/Blessing Inc – the largest property management company in Southern Colorado and voted “Best Places to Work” – is seeking a qualified Leasing Consultant for a Roving Leasing position. The Roving Leasing Consultant will work at various apartment community locations in the Western Slope Area, providing customer service and leasing vacant apartments. This position requires availability on Saturdays and occasionally Sundays. Successful candidates will have previous leasing, customer service, or hotel experience, along with intermediate computer skills. Compensation includes benefits such as Medical/Dental/Vision, 401K Match, 11 paid holidays, and three weeks of PTO annually.
ORDINARY DUTIES: (include but are not limited to)
- Rent enough apartments per month to meet budget and occupancy standards, typically 35%-40% of your traffic, including obtaining completed applications, full security deposits, and application fees. Part-time employees should rent a minimum of one apartment per day of work.
- Pre-qualify prospects, show properties, and lease to prospective residents.
- Know the site product, unit availability, and expiration dates. Refer prospects to other Griffis/Blessing communities when availability does not meet their needs.
- Greet the public and residents enthusiastically in person, by phone, or online, demonstrating a positive, helpful attitude.
- Make positive phone contacts to set appointments for community showings, aiming to schedule an appointment for every qualified inquiry.
- Respond promptly and positively to internet leads to encourage visits or rentals online.
- Complete educational requirements for the position and participate in additional training to improve skills.
- Conduct zone walks to inspect and maintain community standards.
- Regularly review and update all internet listings, alerting the Property Manager of any issues.
- Provide all necessary applicant information (credit, resident history, employment) to the Property Manager for approval.
- Track and input daily traffic sources into the computer for marketing analysis.
- Prepare paperwork for new lease agreements and input resident data into the system.
- Organize move-in gifts, conduct final inspections, and address any issues before resident move-in.
- Inspect models, office, recreational facilities, and common areas daily, reporting conditions and performing minor touch-ups as needed.
- Prepare market survey reports and assist with marketing, advertising, and public relations activities.
- Assist with the community newsletter.
- Maintain a shopping report score of 90% or higher; repeated low scores may lead to termination.
- Adhere to company dress code standards at all times.
- Prepare and mail resident birthday cards, if applicable.
- Maintain community appearance by picking up litter in exterior and common areas.
- Perform any additional duties assigned by supervisors.
MATERIAL, EQUIPMENT & FORMS USED: Computer, calculator, fax/copier/scanner, Entrata (OneSite, Yardi, AMSI, or comparable), Excel, Outlook, and Publisher (helpful).
