Griffis/Blessing Inc., the largest property management company in Southern Colorado and recognized as one of the "Best Places to Work," is seeking qualified Leasing Consultants for the Roving Leasing Consultant position. This role involves working at various apartment communities across the Colorado Springs Metro Area, providing excellent customer service and leasing vacant apartments. The position requires availability on Saturdays and occasionally Sundays. Ideal candidates will have previous leasing, customer service, or hotel experience, along with intermediate computer skills. Compensation includes benefits such as medical/dental/vision insurance, a 401K match, 10 paid holidays, and 3 weeks of PTO annually. The pay rate is $19 per hour plus leasing bonuses.
Ordinary Duties: (include but are not limited to)
- Meet leasing targets by renting enough apartments per month to meet budget and occupancy standards, typically 35%-40% of traffic. For part-time employees, rent at least one apartment per day worked.
- Pre-qualify prospects, conduct property showings, and lease to prospective residents.
- Maintain knowledge of site product, unit availability, and expiration dates. Refer prospects to other Griffis/Blessing communities if their needs cannot be met locally.
- Greet the public and residents enthusiastically via phone, internet, or in person, demonstrating a positive, helpful attitude.
- Set appointments with qualified prospects through positive phone interactions.
- Respond promptly to internet leads, encouraging visits or rentals.
- Complete educational requirements and participate in additional training to improve skills.
- Conduct zone walks and regularly review online listings for accuracy and ease of navigation, reporting issues to the Property Manager.
- Provide all necessary applicant information (credit, rental history, employment) for approval.
- Track and input all traffic sources daily to aid marketing efforts.
- Prepare and process lease agreements and related paperwork.
- Organize move-in gifts, conduct final inspections, and address any issues to ensure readiness.
- Inspect models, office, and common areas daily, reporting conditions and performing minor cleaning if needed.
- Assist with market surveys, marketing, advertising, and community relations.
- Contribute to the community newsletter and other promotional activities.
- Achieve a shopping report score of 90% or higher; repeated low scores may lead to performance review or termination.
- Adhere to dress code standards and prepare resident birthday cards if applicable.
- Support the renewal program, aiming for at least 40% lease renewal rate.
- Maintain property cleanliness by picking up litter and performing any other duties assigned by supervisors.
