Regular travel between sites and the ability to work independently are essential as you prioritize service requests and adapt to changing maintenance needs. You will maintain HVAC, mechanical, electrical, and plumbing systems, read schematics, operate BAS and CMMS, and coordinate with property managers to ensure safe, efficient facilities.

Qualifications

• High school diploma or GED required; knowledge of HVAC, mechanical, electrical, or related systems preferred.
• Minimum three years of commercial building maintenance experience.
• Knowledge of boiler and HVAC system operation and maintenance.
• Familiarity with BAS, CMMS, and digital controls.
• Ability to read technical manuals, drawings and schematics.
• Strong troubleshooting, problem-solving and time-management skills.

Responsibilities

• Travel between assigned properties to perform scheduled maintenance and respond to service requests.
• Operate and maintain boilers, air compressors, water treatment systems, pumps, motors and valves.
• Perform routine, preventive, and corrective maintenance on mechanical, electrical, and plumbing systems.
• Monitor data, respond to alarms, and analyze equipment performance.
• Troubleshoot and repair facility equipment and control systems.
• Maintain records of maintenance activities, inspections, and parts inventory for each property.
• Coordinate with property managers to prioritize work across locations.
• Support energy management and optimization of equipment operation.
• Respond to emergency calls involving equipment failures.
• Collaborate with engineers, contractors, and management on upgrades and capital projects.
• Work in accordance with safety policies and regulatory requirements.

This position requires regular travel between assigned locations and the ability to work independently, prioritize service requests, and adapt to changing maintenance needs.

Key Responsibilities

• - Travel between assigned properties to perform scheduled maintenance, respond to service requests, and address urgent facility needs.
• - Operate and maintain facility equipment, such, but not limited to boilers, air compressors, water treatment systems, pumps, motors, and valves.
• - Perform routine, preventive, and corrective maintenance on mechanical, electrical, and plumbing (MEP) systems.
• - Monitor, record, and analyze equipment operating data; respond promptly to alarms and abnormal operating conditions.
• - Troubleshoot and repair facility equipment and associated control systems.
• - Maintain accurate records of maintenance activities, inspections, repairs, and parts inventory for each assigned property.
• - Coordinate with property managers and the maintenance team to prioritize work across multiple locations.
• - Support energy management and conservation efforts by optimizing equipment operation and performance.
• - Respond to emergency calls involving equipment failures and system malfunctions at assigned properties.
• - Collaborate with facility engineers, contractors, and management on equipment upgrades, renovations, and capital projects.
• - Perform all work in accordance with established safety policies and applicable regulatory requirements.

Qualifications

• - Working knowledge of boiler and HVAC system operation and maintenance.
• - Familiarity with digital controls, building automation systems (BAS), and computerized maintenance management systems (CMMS).
• - Ability to read and interpret technical manuals, drawings, and schematics.
• - Strong troubleshooting, problem-solving, and time-management skills.
• - Ability to work independently and manage maintenance responsibilities across multiple properties.
• - Valid driver’s license and ability to travel regularly between assigned locations.
• - Basic computer proficiency and effective communication skills.
