Job summary

StarPoint Properties is seeking a Roving Operating Engineer to oversee and maintain a portfolio of commercial and office buildings in Los Angeles. You will manage inspection, maintenance, and repair to ensure safety, appearance and operational efficiency within budget.

Responsibilities include enforcing mechanical operating standards for heating/cooling and EMS, responding to tenant requests, performing PM on equipment, reviewing plans, keeping logs, and ensuring OSHA/SCAQMD/LEED compliance.

Qualifications

• At least 5 years of facilities and engineering background in commercial real estate.
• Familiarity with City of Los Angeles Building & Safety Codes and South Coast Air Quality Management District Rules.
• Appropriate professional or vocational certifications for building systems (mechanical, HVAC, life/safety, or electrical).
• Ability to read and comprehend complex instructions in English.
• Ability to read blueprints and schematics for approval purposes.
• Must possess a valid driver's license and access to a reliable automobile.
• Must be able to walk, bend, kneel, climb ladders and lift up to 75 lbs.
• Travel to different assets locally and domestically.

Responsibilities

• Oversee inspection, maintenance and repair of assigned portfolio to meet standards and laws.
• Understand and enforce mechanical operating standards for heating, cooling, economization and EMS settings.
• Respond to tenant and staff service requests.
• Perform Preventive Maintenance (PM) on building equipment.
• Develop and maintain an up-to-date inventory of equipment, tools and supplies.
• Obtain bids for maintenance contracts and capital projects; review submittals and advise on scope and contractor selection.
• Review plans for new tenant construction related to HVAC, electrical and plumbing.
• Maintain operating logs and ensure water treatment testing is performed daily.
• Ensure compliance with OSHA, SCAQMD and hazardous chemicals programs.
• Support capital improvement schedule and annual property inspections.
• Collaborate with vendors, engineers, and property management staff.
