Job summary

J. Thomas Property Services is seeking a Building Engineer to service a portfolio of commercial properties across Southern Maryland.

This is a roving, multi-site role with independent work, managing your own queue and daily responsibilities across retail, office, and outpatient facilities. The ideal candidate will troubleshoot diverse building systems, document work via mobile tools, and coordinate with vendors when needed.

Qualifications

• 2+ years in commercial maintenance.
• Clean driving record — company vehicles on roads daily.
• Smartphone proficient: email, work order apps, navigation, photo documentation.
• Available for on-call rotation (2 weeks on, then rotating break based on team size, typically 8-12 weeks off).

Responsibilities

• Troubleshoot and repair HVAC components: thermostats, sensors, and controls.
• Perform electrical tasks up to low/line voltage; replace bulbs, ballasts, LED drivers and small motors.
• Identify plumbing fixtures and perform repairs; no new installs.
• Support life safety systems: alarms, sprinklers, extinguishers; proper isolation valves.
• Carpentry and general maintenance: drywall patching and basic framing.
• Manage and log work orders digitally; prioritize queue and time/labor entries.
