The role requires 3–5 years in hotel maintenance, a solid understanding of electrical, plumbing, HVAC, and general building systems, and the ability to document work clearly.

Qualifications

  • High school diploma or equivalent required; trade school certification preferred.
  • 3–5 years of hotel maintenance or facilities experience recommended.
  • Solid knowledge of electrical, plumbing, HVAC, and mechanical systems.
  • Able to troubleshoot problems and complete repairs independently.

Responsibilities

  • Perform scheduled preventive maintenance inspections of guest rooms, public areas, and equipment.
  • Address maintenance concerns (HVAC, plumbing, electrical, carpentry) promptly.
  • Inspect and maintain HVAC equipment, fixtures, and related components.

Job Summary

The Preventive Maintenance Technician is responsible for performing scheduled preventive maintenance, inspections, and repairs throughout the hotel to ensure guest rooms, public areas, equipment, and building systems are maintained in safe, clean, and proper working condition.

This position is primarily focused on identifying and correcting maintenance concerns before they impact the guest experience. The Preventive Maintenance Technician will work closely with the Chief Engineer and hotel leadership to complete scheduled room preventive maintenance, respond to repair needs, document completed work, and help maintain the overall condition and appearance of the property.

Key Responsibilities
  • Preventive Maintenance
  • Complete scheduled preventive maintenance inspections of guest rooms, public areas, back of house areas, and hotel equipment.
  • Perform detailed guest room inspections and address maintenance concerns involving HVAC systems, plumbing, electrical fixtures, lighting, furniture, doors, locks, bathroom fixtures, caulking, paint, walls, and other room components.
  • Inspect and maintain HVAC equipment, including filters, thermostats, fan coil units, PTAC units, vents, and related components.
  • Inspect plumbing fixtures for leaks, proper drainage, water pressure, and proper hot and cold water operation.
  • Inspect showers, faucets, toilets, sinks, drains, shower doors, bathroom hardware, and other fixtures for proper operation and condition.
  • Perform routine painting, patching, caulking, grouting, and other cosmetic repairs as needed.
  • Inspect guest room doors, locks, hinges, door closers, privacy hardware, and other safety related components.
  • Test lighting, outlets, switches, televisions, remotes, refrigerators, and other guest room equipment.
  • Complete preventive maintenance according to the hotel's established PM schedule and standards.
  • Maintenance & Repairs
  • Perform basic electrical, plumbing, HVAC, carpentry, painting, and general building repairs within the scope of the position.
  • Respond promptly to maintenance work orders and repair requests.
  • Troubleshoot equipment and building systems to identify the source of maintenance concerns.
  • Correct deficiencies identified during guest room inspections and preventive maintenance.
  • Notify the Chief Engineer of repairs requiring specialized service, additional parts, or outside contractors.
  • Assist the engineering team with hotel projects and emergency maintenance needs when required.
  • Guest Room & Property Condition
  • Maintain guest rooms in a condition consistent with hotel and brand standards.
  • Identify maintenance issues that could negatively affect guest comfort, safety, cleanliness, or overall experience.
  • Pay particular attention to room appearance and details, including damaged walls, chipped paint, loose fixtures, worn caulking, stained surfaces, damaged furniture, and other visible deficiencies.
  • Ensure completed repairs are clean, professional, and guest ready.
  • Protect guest rooms, furniture, flooring, and hotel property while completing maintenance work.
  • Inspections & Documentation
  • Accurately document preventive maintenance inspections and completed repairs.
  • Update work orders and maintenance records to reflect work performed, parts used, and any necessary follow up.
  • Report recurring equipment or building issues to the Chief Engineer.
  • Communicate rooms or areas requiring additional repairs that cannot be completed during the initial preventive maintenance inspection.
  • Maintain organized records of assigned preventive maintenance activities.
  • Safety & Compliance
  • Follow all hotel safety procedures and proper use of tools, ladders, equipment, and chemicals.
  • Immediately report unsafe conditions, equipment failures, water leaks, electrical concerns, or other potential hazards.
  • Assist with routine inspections of emergency lighting, fire extinguishers, and other life safety equipment as directed.
  • Follow applicable building, safety, environmental, and hotel standards when performing maintenance work.
  • Maintain clean and organized work areas, engineering spaces, and maintenance carts.
  • Tools, Parts & Supplies
  • Properly maintain and secure hotel tools and equipment.
  • Monitor commonly used maintenance parts and supplies and notify the Chief Engineer when inventory needs to be replenished.
  • Use hotel supplies and replacement parts responsibly to minimize waste and unnecessary expense.
  • Ensure maintenance carts and work areas remain properly stocked and organized.
Qualifications & Skills
  • Previous hotel maintenance, building maintenance, facilities, construction, HVAC, plumbing, electrical, or related experience preferred.
  • General knowledge of basic plumbing, electrical, HVAC, carpentry, painting, and building maintenance.
  • Ability to troubleshoot maintenance problems and complete repairs independently within the scope of the position.
  • Strong attention to detail and ability to identify maintenance and cosmetic deficiencies.
  • Ability to prioritize assignments and complete preventive maintenance according to established schedules.
  • Ability to communicate effectively with hotel leadership, team members, and guests.
  • Must be dependable, organized, and capable of working independently.
  • Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
  • Must be able to respond professionally when working in occupied guest areas.
Physical Requirements
  • Ability to stand and walk for extended periods.
  • Ability to bend, kneel, crouch, climb, reach, and work in confined areas as necessary.
  • Ability to safely climb and work from ladders.
  • Ability to lift, carry, push, or pull equipment and supplies associated with hotel maintenance.
  • Ability to perform physical maintenance work throughout the scheduled shift.
Position Focus

The primary focus of the Preventive Maintenance Technician is to proactively identify and correct maintenance concerns before they become guest issues. Success in this position is measured by the consistent completion of preventive maintenance, quality of repairs, attention to detail, accurate documentation, and the overall condition of guest rooms and hotel facilities.

Qualifications

Qualifications & Skills:

  • High school diploma or equivalent; technical or trade school certification preferred.
  • Minimum of 3-5 years of hotel maintenance or facilities management experience.
  • Strong knowledge of electrical, plumbing, HVAC, and mechanical systems.
  • Excellent troubleshooting and problem-solving skills.
  • Ability to work flexible hours, including weekends and on-call shifts.
  • Strong leadership and communication skills.
  • Proficiency in maintenance management software is a plus.
Physical Requirements
  • Ability to lift and carry up to 50 lbs.
  • Comfortable working in various environmental conditions, including heat, cold, and confined spaces.
  • Must be able to stand, walk, bend, kneel, and climb ladders as needed.
