Qualifications

  • 4–7+ years of revenue management, pricing, or hospitality revenue optimization.
  • Outdoor hospitality or RV resort experience strongly preferred.
  • Hands-on with Campspot, KOA K2, Airbnb, or similar platforms.
  • Advanced Excel skills and data analysis capabilities.
  • Ability to collaborate cross-functionally with Operations, Finance, Marketing, and Leadership.

Responsibilities

  • Own portfolio-wide revenue and pricing strategy across rate structures.
  • Develop dynamic pricing using occupancy, demand, seasonality and trends.
  • Configure, manage, and optimize pricing in Campspot, KOA K2, Airbnb, and related platforms.

With a focus on operational excellence, data-driven decision-making, and continuous improvement, Streamside Parks is building scalable systems to support long-term growth.

Position Summary

Streamside Parks is seeking a highly analytical and commercially minded Revenue Manager to lead revenue strategy, pricing, forecasting, and revenue optimization across the Streamside portfolio. Reporting to the Chief Growth Officer,this role is responsible for developing and executing pricing strategies that maximize RevPAS, occupancy, ADR, revenue, and NOI across the portfolio.

The Revenue Manager will analyze booking trends, market demand, competitive positioning, seasonality, and park-level performance to identify revenue opportunities and make timely pricing and inventory recommendations.

The ideal candidate brings strong experience in outdoor hospitality or hospitality revenue management, dynamic pricing, demand forecasting, and performance analysis. This individual will work closely with Park Operations, Finance, Marketing, and Leadership to ensure revenue strategies are aligned with business goals and market conditions.

Essential Job Responsibilities
Revenue Strategy & Pricing
  • Own portfolio-wide revenue and pricing strategy across nightly, weekly, monthly, seasonal, and other applicable rate structures.
  • Develop and execute dynamic pricing strategies based on occupancy, booking pace, demand, seasonality, competitive positioning, historical performance, and market trends.
  • Configure, manage, and optimize pricing within Campspot, KOA K2, Airbnb, and other applicable reservation or revenue-management platforms.
  • Establish pricing guidelines and revenue-management practices that create consistency across the Streamside portfolio while accounting for individual park markets and demand patterns.
  • Regularly evaluate rates and availability to identify opportunities to increase occupancy, ADR, RevPAS, and overall revenue performance.
  • Partner with Park Managers and District Managers to understand local market conditions and adjust revenue strategies when appropriate.
Forecasting & Revenue Performance
  • Monitor booking pace, occupancy, ADR, RevPAS, revenue mix, cancellations, length of stay, and other key revenue indicators.
  • Develop and maintain revenue forecasts by park, market, and portfolio.
  • Identify revenue risks and opportunities early and recommend strategies to address performance gaps.
  • Evaluate historical and forward-looking trends to support seasonal pricing strategies and annual planning.
  • Partner with Finance to incorporate booking pace, demand trends, and revenue projections into budgeting and financial forecasting.
  • Quantify the expected financial impact of significant pricing, promotional, and revenue-management decisions.
Market & Competitive Analysis
  • Conduct regular competitive rate and market analysis to understand pricing position and demand within each park's market.
  • Monitor local events, holidays, market changes, weather patterns, competitive activity, and other demand drivers that may affect booking behavior.
  • Identify opportunities to adjust rates, restrictions, promotions, packages, or inventory based on market conditions.
  • Develop market-specific revenue strategies for parks with different demand patterns, guest segments, and seasonal cycles.
Promotions & Demand Strategy
  • Partner closely with Marketing and Operations to develop promotions and offers that support occupancy and revenue goals.
  • Evaluate promotional performance to determine effectiveness, profitability, and impact on booking behavior.
  • Recommend targeted promotions for need periods while protecting rates during periods of strong demand.
  • Ensure pricing and promotional strategies are coordinated across marketing channels and reservation platforms.
Incremental Revenue Optimization
  • Identify opportunities to increase revenue beyond site rates, including booking and convenience fees, utility revenue, ancillary services, store and café sales, upgrades, add-ons, and other guest revenue opportunities.
  • Analyze the financial impact and guest experience implications of incremental revenue opportunities.
  • Partner with Operations and Finance to determine the feasibility and implementation strategy for new revenue initiatives.
Revenue Analytics & Reporting
  • Maintain regular visibility into portfolio and park-level revenue performance.
  • Prepare concise weekly and monthly revenue performance summaries for Leadership, Operations, and other key stakeholders.
  • Use Campspot Analytics and other available tools to identify trends, opportunities, and areas requiring action.
  • Translate revenue data into clear recommendations and next steps rather than reporting data alone.
  • Maintain consistent definitions and measurement of key revenue metrics across the portfolio.
Systems, Tools & Revenue Management Development
  • Serve as the subject matter expert for revenue-related functionality within Campspot, KOA K2, Airbnb, and other applicable systems.
  • Identify opportunities to improve revenue-management processes, automation, forecasting, and pricing capabilities.
  • Partner with Operations, Finance, Growth, and Technology on system enhancements that improve revenue visibility and decision-making.
  • Support the continued development of scalable revenue-management workflows and tools as Streamside grows.

Qualifications
  • 4–7+ years of experience in revenue management, pricing, demand forecasting, or hospitality revenue optimization.
  • Outdoor hospitality, RV resort, campground, hotel, resort, or other hospitality revenue-management experience strongly preferred.
  • Demonstrated experience managing dynamic pricing and developing revenue strategies across multiple properties or locations preferred.
  • Advanced Excel skills with the ability to analyze large datasets and identify meaningful trends.
  • Hands-on experience with Campspot, KOA K2, Airbnb, or comparable hospitality platforms strongly preferred.
  • Experience with revenue-management systems, pricing tools, business intelligence platforms, or forecasting tools preferred.
  • Strong understanding of occupancy, ADR, RevPAS, booking pace, revenue mix, and other hospitality revenue metrics.
  • Ability to work effectively in a multi-property, fast-growing organization.
  • Experience developing or adapting smart tools, automation, or AI-supported solutions for revenue management is a plus.
