Job summary

Sun Outdoors is seeking a Resort Maintenance Technician to perform routine and preventative maintenance across resort properties. Responsibilities include repairs, lawn care, irrigation and safety inspections to keep facilities inviting and functional.

The role requires a High School Diploma or GED, outdoor work tolerance, and the ability to lift 50 pounds. On-call availability and independent or team collaboration are part of the job, with comprehensive benefits offered.

Qualifications

  • High School Diploma or GED required.
  • 6 months maintenance experience preferred.
  • General knowledge of janitorial, plumbing and grounds maintenance.
  • Proficient with hand tools, power equipment and machinery.
  • Able to lift at least 50 pounds.
  • Able to work outdoors in varying temperatures.
  • Strong written reporting skills.
  • Ability to work independently or in a team.

Responsibilities

  • Empty trash and perform maintenance or repair tasks using hand tools and power equipment.
  • Complete minor repairs to rental units and facilities as needed.
  • Perform routine maintenance and minor emergency repairs (plumbing, sewage, construction, street repair).
  • Inspect irrigation systems and repair as necessary.
  • Inspect playgrounds, pools, and recreational areas for safety and condition.
  • Maintain resort grounds, manage litter and debris daily.
  • Care for lawns, plantings, shrubs and hedges; perform seasonal landscaping tasks.
  • Ensure resort is clean and adheres to curb appeal standards.
  • Assist with supervision of contractors and report issues to the manager.

Resort Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of Sun’s resorts. They conduct building maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, streets, equipment & various utility systems. Maintenance Technicians provide excellent customer service to prospective & current guests and residents at all times, and may assist with site setups to ensure timely arrivals and departures of resort guests and residents.

Job Duties
  • Empty trash, shovel, perform maintenance or repair duties, use power equipment, drills or other hand tools (Essential)
  • Completes minor repairs to rental units and facilities as needed (Essential)
  • Completes routine maintenance and minor emergency repairs, plumbing, sewage, construction & street repair (Essential)
  • Inspects irrigation system regularly to ensure it is working properly, repairs as necessary (Essential)
  • Inspects playground area and equipment, pool/spa area, and other recreational amenities to ensure everything is in good condition, making minor repairs as needed (Essential)
  • Ensures the resort is presentable and inviting at all times and that it adheres to Sun's curb appeal standards
  • Regularly treats for weeds, weed whips, rakes leaves, plants flowers/shrubs, spreads mulch/woodchips/stones, trims shrubs and hedges, cuts down and removes tree limbs damaged by adverse weather conditions, and performs other lawn care services as necessary
  • Ensures trash/debris is picked up daily from common areas and streets on a daily basis. Empties common area trash containers as needed
  • Cleans resort amenities which may include clubhouses, tennis courts, pickle ball courts, resort offices, restrooms, laundry areas, bath houses, and maintenance garage
  • Maintains vacant sites, including strap-downs & removal of trash and debris
  • Removes snow from community streets, parking lots, building entrances and other areas Sun is responsible for maintaining, where applicable. May include using a truck with a plow, spreading salt, snow blowing, and/or shoveling
  • Inspects tied down RVs, park models, and mobile homes for cleanliness, rust, damage, and other problems prior to permitting their sale
  • Completes checklists of physical condition of resort sites prior to and after guest occupancy.
  • Assists Resort Manager with supervision of service contractors
  • Reports all maintenance issues and concerns that may be identified while performing daily duties to manager
  • Ensures all resort streets and public access routes are free of hazards
  • Maintains resort pool(s), tests chemical levels, and adjusts appropriately, where applicable
  • Maintains resort vehicles and equipment
  • Follows safety procedures while performing duties, including safely operating vehicles when moving from site to site & picking up supplies
  • Other duties and special projects as assigned
Requirements
  • High School Diploma or GED (Required)
  • 6 months in previous maintenance experience in a campground or RV resort (Preferred)
  • Demonstrated knowledge of and broad experience in general maintenance techniques and repair work
  • Ability to endure seasonal temperatures as working conditions require constant outdoor work
  • General knowledge of janitorial work, plumbing, and grounds maintenance
  • Proficient skills in operating various hand tools, power equipment, and commercial machinery
  • Ability to provide legible written reports
  • Ability to work well independently as well as on a team
  • Must be able to lift at least 50 pounds
  • Basic computer proficiency, including the ability to use email and internet
  • Availability to respond to resort needs during non-business hours while on-call
