Job summary

Sun Outdoors is seeking a Resort Maintenance Supervisor to oversee maintenance of resort grounds, facilities, streets and equipment, and to supervise the maintenance team. The role includes coordinating work orders, water testing, inspections, move-in procedures, safety, contractor oversight, budgeting, and daily reporting to the Resort Manager.

You will ensure safe operations, manage supplies and inventory, and contribute to capital expenditure efforts while maintaining high-quality standards

Qualifications

• High School Diploma or GED is required.
• 3 years of experience with general maintenance and grounds.
• 1 year supervisory experience preferred.
• Knowledge of plumbing, construction, pool and grounds maintenance.
• Proficient with hand tools and power equipment.
• Excellent organizational skills.
• Strong verbal and written communication.
• Basic computer skills including Microsoft Office, email and internet.
• Ability to respond to resort needs during non-business hours.

Responsibilities

• Follows-up on work assignments to ensure thorough completion of work orders.
• Performs water testing and related maintenance for well-water systems or on-site meters.
• Assists maintenance team with repairs of grounds and facilities.
• Assists with selection of contractual services and supervises contractors.
• Completes regular inspections of resident sites throughout the resort.
• Assists with move-in procedures and oversees lot mods and model homes until sold.
• Coordinates team member selection and development.
• Prioritizes and resolves resort service requests; maintain records.
• Collaborates with Resort Manager to establish on-call emergency maintenance.
• Performs duties safely, adhering to safety procedures and equipment use.
• Assists with maintenance issues on new homes as directed.
• Maintains vehicle/equipment maintenance logs.
• Coordinates routine maintenance and minor emergency repairs.
• Ensures safe storage of hazardous chemicals and equipment.
• Prepares maintenance-related logs per Operations Manual.
• Reviews exterior improvements and tree maintenance/removal requests.
• Maintains inventory of equipment, tools and supplies; purchases with budget approval.
• Reports status to Resort Manager daily and notes hazards and solutions.
• Issues resident rule reminders and follow-ups as needed.
• Assists with capital expenditure budget variances.
• Other duties as assigned.
