As a Field Property Manager, your responsibilities will include managing acquired properties and coordinating upkeep activities such as installing security systems, scheduling cleanouts or rehab tasks, and preparing properties for showings, including setting up lock boxes. This role offers remote work, flexible schedules, and weekend work options, though they are not mandatory.
Responsibilities
- Attend meetings on Mondays and as needed for file dispositions and departmental discussions.
- Complete village inspections, including scheduling, conducting appointments, and retrieving reports.
- Schedule final water readings and meet inspectors as necessary.
- Pay final water bills, handle liens, and retrieve transfer stamps from villages.
- Activate utilities (power, gas, water) to confirm they are functioning.
- Assist with appraisals and provide property access and comparable information to support valuation (comps provided by Acquisition Managers).
- Arrange final walkthroughs for sales transactions, including access for buyers and brokers.
- Retrieve seller documents and coordinate mobile notary services if needed.
- Deliver documents to the title company for closings.
- Arrange movers for seller relocations.
- Coordinate vendors to prepare properties for marketing, including cleanouts, interior cleaning, updating photos, installing alarm systems, changing locks, securing properties, adding lockboxes, and exterior upkeep.
- Update CRM (Podio) with notes on activities, upload photos and documents, and document time spent for accurate invoicing.
- Perform other tasks as assigned by Acquisition Managers with approval from the Field Manager Coordinator or VP.
Qualifications
- Strong organizational and task management skills
- Effective communication skills via phone, text, and email
- Comfort working during transit
- Reliable transportation to properties
- Mobile office setup (computer or iPad with internet)
- Self-motivated researcher capable of executing plans
- Public Notary certification is preferred but not required
