Job summary

Madison Apartment Group is seeking a skilled Maintenance Technician to perform repairs, troubleshoot, and carry out preventive maintenance at our property. You will help restore units to market-ready condition, maintain HVAC and plumbing systems, and support a safe, comfortable living environment for residents.

Ideal candidates bring 2+ years of maintenance experience in multifamily settings, strong communication, and a willingness to travel between properties as needed.

Qualifications

• Minimum of two years of maintenance experience in multifamily settings.
• CPO and HVAC certification preferred; ability and willingness to obtain required.
• Experience with maintenance systems, including inventory control, preventive maintenance, and work orders.
• Proficiency in mechanical systems and equipment, including HVAC, plumbing, carpentry, electrical troubleshooting.
• Strong written and verbal communication skills.
• Demonstrated ability to troubleshoot and problem-solve.
• Ability to perform in a busy, changing, multi-tasking work environment.
• Valid driver’s license required.
• High School diploma or equivalent experience required.
• Ability and willingness to travel between assigned properties if necessary.

Responsibilities

• Perform routine preventive maintenance as directed by the Maintenance Supervisor and Property Manager.
• Maintain awareness of the condition of the property and unit interiors; report unsafe conditions.
• Assist in keeping grounds neat and free of litter; rake, sweep, shovel, plow as needed.
• Sharpen, clean, store, lubricate, adjust, and repair tools and equipment.
• Maintain knowledge of spare parts inventory and inform shortages.
• Perform work area clean-up and follow safety-related procedures.
• Diagnose and perform minor and routine maintenance/repairs.
• Restore apartments to market ready status by checking lights, repairing windows, latches, etc.
• Inspect and maintain appliances, plumbing, HVAC systems, and other fixtures.
• Assist in moving heavy appliances and equipment as necessary.
• Change locks and make keys when required.
• Perform minor repairs to bathroom tiles, plaster holes, and paint as necessary.
• Maintain awareness of utility cut-offs and sewer cleanouts.
• Report major repairs and requisition needs to the Maintenance Supervisor and Property Manager prior to expenditure.
• Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, state & federal laws, OSHA, and all housing laws.
