Job summary

Rowan County Housing Authority seeks a part-time maintenance worker to perform routine upkeep on housing units, buildings, and grounds, including turnover work for vacant units.

Qualifications

• General knowledge of building and property maintenance practices.
• Working knowledge of common hand and power tools.
• General knowledge of basic plumbing, carpentry, painting, electrical, appliance, and building repairs.
• Ability to identify maintenance problems and determine when specialized assistance is required.
• Knowledge of workplace safety practices.
• Ability to understand and follow oral and written instructions.
• Ability to complete work orders and basic maintenance records.
• Ability to work independently when assigned.
• Ability to establish and maintain effective working relationships with residents, staff, vendors, contractors, and the public.

Responsibilities

• Performs routine maintenance and repairs to Housing Authority dwelling units, buildings, grounds, and equipment.
• Completes assigned work orders and preventive maintenance tasks.
• Performs minor plumbing repairs (faucets, toilets, drains, fixtures, and minor water leaks).
• Performs basic electrical maintenance (switches, outlets, light fixtures, and other components when permitted).
• Performs carpentry work (doors, windows, cabinets, locks, handrails, trim).
• Installs and repairs drywall; patches walls and ceilings and prepares surfaces for painting.
• Performs interior and exterior painting and touch-ups.
• Inspects appliances and performs minor repairs or replacements.
• Assists with routine HVAC preventive maintenance (replacing filters, cleaning).
• Prepares vacant apartments for occupancy (repairs, painting, cleaning, turnover).
• Performs grounds maintenance (mowing, trimming, debris removal).
• Uses hand tools, power tools, lawn equipment safely.
• Identifies maintenance and safety concerns and reports needs.
• Assists with purchasing materials and supplies.
• Maintains basic work order and maintenance records.
• Interacts professionally with residents, coworkers, contractors, vendors, and the public.
• Follows safety procedures and building/maintenance requirements.
• Performs other maintenance-related duties as assigned.
