Job summary

Housing Authority of the Birmingham District (HABD) is seeking a Maintenance Assistant to support daily operations of HABD’s residential properties by assisting with repairs, preventive maintenance, and general upkeep. This role works under the supervision of senior maintenance personnel to ensure HABD properties are safe, clean, and well-maintained for residents.

Candidates should have a high school diploma or GED, basic tool knowledge, and the ability to follow instructions.

Qualifications

• High school diploma or GED preferred.
• Six (6) months of general maintenance, construction, or custodial experience preferred.
• Basic knowledge of tools, safety procedures, and maintenance techniques.
• Ability to follow written and verbal instructions.
• Valid driver’s license preferred.

Responsibilities

• Assist maintenance technicians with basic repairs.
• Perform routine property maintenance such as changing light bulbs, unclogging drains, replacing air filters, and patching walls.
• Conduct janitorial duties including sweeping, mopping, trash removal, and groundskeeping around residential units and common areas.
• Help prepare vacant units for occupancy, including painting, minor repairs, cleaning, and unit inspections.
• Report observed maintenance issues or safety hazards to supervisors promptly.
• Operate hand tools and power equipment safely and efficiently under guidance.
• Maintain maintenance logs, service requests, and inventory of supplies and tools used.
• Assist with seasonal maintenance tasks such as snow removal, lawn care, or pest control.
• Ensure compliance with HABD policies, HUD regulations, and OSHA safety standards.
• Provide courteous service to residents and respond to maintenance inquiries professionally.
• Other job related duties as assigned.
