Job summary

Gates Hudson & Associates, Inc. seeks a Maintenance Technician to perform preventive and corrective maintenance on property equipment, fixtures, and building systems, and to handle service requests in residences.

The role requires hands-on troubleshooting of HVAC, electrical, plumbing, carpentry, and related trades, on-call availability, reliable transportation, and adherence to safety policies. Collaboration with the Property Manager is essential.

Qualifications

High school diploma/GED required.
At least 2 years' experience as a Maintenance Technician, preferably in residential property management.
CFC Type 2 or Universal certification is preferred.
Must be able to perform plumbing, electrical and HVAC repairs, as well as carpentry and locksmithing, painting, dry-wall repair, and snow removal.
Must be available to handle on-call emergency services on an as-needed basis.
Must have personal, reliable transportation to get to work in order to respond to on-call emergencies.

Responsibilities

Maintain the property by performing corrective and preventative maintenance on equipment, fixtures, buildings, and completing service requests in residences.
Conduct maintenance in accordance with Gates, Hudson & Associates, Inc. policies and applicable laws (OSHA, ADA, Fair Housing).
Provide training to other technicians as needed and assist other properties as required.
Prepare deficiency lists and maintain inventory of spare parts and tools.
Ensure safe operation and storage of hazardous materials per regulations.
