Job summary

Saco- is seeking a detail-oriented Loan Processing Specialist to support residential loan origination and management. You will manage a pipeline, verify documentation, and coordinate with loan officers, title attorneys, and investors to ensure timely closings.

The role requires 2+ years in loan processing, strong regulatory knowledge, and excellent communication. Proficiency with Microsoft Office and adaptability to priority shifts are essential.

Qualifications

  • High school graduate or equivalent.
  • Minimum two years of experience in loan processing; 3–5 years preferred.
  • Strong knowledge of loan compliance, regulatory issues and documentation.

Responsibilities

  • Provide professional, courteous service to customers while facilitating the loan process.
  • Research secondary market guidelines and resolve standard file requirements.
  • Input and update loan data in origination systems and investor sites.
  • Collaborate with officers, customers, and attorneys to resolve mortgage issues.
  • Assemble and verify residential loan documentation.
  • Assist officers with sending loans to investors for decisioning.
  • Navigate loan origination software to support customers and staff.
  • Ensure documents have proper signatures, dates, and data.
  • Order and review title packages, appraisals, inspections, and verifications.
  • Ensure regulatory disclosure compliance (HMDA, RESPA, Reg Z, B, Flood).
  • Prepare loan document packages (commitment letters, disclosures, notices).
  • Maintain communication with customers to satisfy approval conditions.
  • Ensure timely closings by proactive pipeline management.
  • Analyze income sources for file completeness and request docs.
  • Attend staff meetings and perform special assignments as needed.
  • Communicate with real estate agents, attorneys, and others to facilitate closings.
  • Perform general filing, typing and extensive PC use.

Description

This position is responsible for providing efficient, timely support to lenders in the origination of residential loans and facilitating loan management processes. Works self-sufficiently to manage a pipeline, adapts easily to daily priority changes, and utilizes independent judgment to resolve standard file issues.

Requirements
Essential Functions

1. Provides professional, courteous, and efficient service to all internal and external customers while facilitating the loan process.

2. Demonstrates working knowledge of secondary market guidelines, effectively researching Fannie Mae and Freddie Mac tools to resolve standard file requirements.

3. Provides administrative assistance to the residential loan officers to include inputting and updating loan data in our loan origination system and in secondary market investor’s websites.

4. Confers with residential loan officers, customers, title attorneys, and surveyors to aid in resolving mortgage issues.

5. Assembles and verifies accuracy of residential loan documentation.

6. Provides assistance to residential loan officers in preparing and sending secondary market loans to investors for loan decisioning.

7. Efficiently navigate the loan origination software system and provide support to internal and external customers.

8. Assists in ensuring that documentation in the residential loan files being processed contains proper signatures, dates and other relevant data.

9. Orders and reviews title packages, mortgage inspection plans, appraisals, and verifications.

10. Assures regulatory disclosure compliance during the loan process including HMDA, RESPA, Regulation Z, Regulation B, Flood and any other applicable regulations.

11. Prepares all loan document packages, including but not limited to commitment letters, counter-offer letters, Regulation Z disclosures, and 30-day letters.

12. Maintains ongoing communication with customers/clients during and after the loan origination process to include requesting documentation from customers to satisfy outstanding approval conditions.

13. Proficient in the loan origination process resulting in quick turnaround times/timely closings.

14. Proactively manages pipeline.

15. Analyze and calculate income sources for file completeness, and requesting missing documentation.

16. Attends staff meetings.

17. Performs other miscellaneous duties or special assignments as required or assigned.

Other Duties and Responsibilities:
  1. Communicates with real estate agents, attorneys, insurance agents, internal loan closers and all other parties involved to facilitate the loan origination and loan closing process.
  2. Performs general filing, typing and extensive use of PC.
Position Qualifications and Education Requirements:
  • High school graduate or equivalent.

Working Conditions:
