Job description

Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company. With corporate headquarters in New Jersey, the company is on a course of growth leading to activities across the nation.

Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.

Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board.

We're currently seeking a Residential Lease Administrator for our multi-family portfolio of properties, and the candidate will work full-time in our HQ office located in Piscataway, NJ.

Responsibilities
  1. Check pending tasks daily to confirm upcoming move-ins.
  2. Verify that all applications are complete (as per checklist), that residents have passed screening, and that income has been calculated properly.
  3. Verify that all lease offers are in accordance with approved Market Rents & Concessions Memo.
  4. Generate lease documents for signature.
  5. Verify renters insurance and all other required items for all new move-ins.
  6. Verify that all files are complete and accurate before they are executed and uploaded.
  7. Verify that all documents are scanned into RealPage.
  8. Double-check all move-in activities in RealPage, including move-in dates, lease dates, charges, concessions, fees, deposits, and prorates.
  9. Identify pending adjustments due to move-in errors and make corrections.
  10. Keep move-in audit spreadsheets up to date.
Renewals
  1. Check pending tasks daily to confirm upcoming renewals.
  2. Run lease expiration reports and generate renewal pricing monthly.
  3. Run reports for prior periods to catch and generate pricing for short-term leases.
  4. Verify and email all renewal offers.
  5. Follow up with sites weekly regarding renewal policies and accountability.
  6. Update offers as necessary based on negotiations.
  7. Generate lease documents for signature.
  8. Verify that all renewal documents are signed/scanned into RealPage.
  9. Double-check all renewal entries in RealPage.
  10. Identify pending adjustments due to renewal errors and make corrections.
  11. Keep renewal audit spreadsheets up to date.
  12. Mail out all FAS for former residents, including preparing labels, stuffing envelopes, and post office runs.

With balances:

  1. Enter on the “Former Resident Debt” spreadsheets for Legal.
  2. Update activity with tracking info in RealPage.

With refunds:

  1. Update activity with tracking info in RealPage.
Reporting
  1. Follow up with site offices and keep 30-60-90 day reports updated.
Accounts Receivable
  1. Assist Accounts Receivable team with ledger reconciliations related to move-in fees, renewal fees, and short-term premiums.
Qualifications
  • Proficient analytical skills, ability to investigate and problem-solve.
  • Proficient communication and interpersonal skills, including written, verbal, and listening skills.
  • Ability to use accounting software, word processing, spreadsheets, and related applications.
  • Detail-oriented with the ability to complete tasks accurately under time pressure.
  • Positive attitude and commitment.

Previous experience desired:

  • Minimum of 3 years relevant work experience.
  • BA/BS degree or equivalent practical experience.
