Job summary

The Specialized Recruiting Group is hiring a Residential Construction Manager for a high-volume homebuilding client in Charlotte, NC. This role oversees the complete homebuilding process from start to post-closing, ensuring on-time delivery, budget adherence, quality standards, and exceptional customer satisfaction.

You will manage apprentices, subcontractors, and suppliers across all phases of construction while maintaining safe, organized sites.

Qualifications

  • 5+ years of experience in a high-volume residential production environment.
  • Bachelor's degree in a related field preferred.
  • Strong knowledge of residential construction methods, building codes, materials, labor requirements, and construction safety.
  • Strong architectural and engineered plan-reading skills.
  • Knowledge of grading, erosion control, mass grading, and dirt balancing.
  • Strong scheduling, time management, organization, and problem-solving skills.
  • Excellent written, verbal, and customer service communication skills.
  • OSHA safety, First Aid, and CPR certifications preferred.
  • Ability to manage a high volume of homes with minimal direct supervision.
  • Successful completion of pre-employment drug and background screening.

Responsibilities

  • Manage multiple homes throughout all phases of construction while meeting company schedules, budgets, quality standards, warranty requirements, and customer expectations.
  • Walk each permitted home daily to monitor progress, quality, safety, scheduling, and subcontractor performance.
  • Review construction plans, specifications, start packages, purchase orders, homeowner selections, change orders, and related documentation for accuracy and completeness.
  • Read and interpret architectural, engineered plans.
  • Ensure homes comply with building codes, erosion-control requirements, and OSHA safety standards.
  • Develop and execute long-, short-, and weekly-term construction schedules and status reports.
  • Coordinate and hold subcontractors accountable for quality, completeness, cleanliness, sequencing, and timely execution of their work.
  • Conduct required foundation, framing, municipal, pre-construction, pre-drywall, pre-settlement, pre-closing, and follow-up inspections.
  • Resolve construction issues and changes quickly while minimizing schedule disruption.
  • Coordinate with Purchasing and Estimating to resolve plan, takeoff, ordering, and material discrepancies.
  • Train and develop Builder Apprentices for advancement.
  • Manage overhead and construction costs and identify opportunities to improve efficiency, quality, and operating costs.
  • Conduct weekly status meetings with the community New Home Specialist and maintain required documentation.
  • Maintain clean, safe, organized, and professional jobsites, homebuilding compounds, field offices, and communities.
  • Ensure proper lot signage, permits, company policies, and marketing materials are maintained.
  • Maintain company equipment, facilities, and resources appropriately.
  • Provide professional communication and customer service throughout construction and facilitate customer service and warranty requests.
  • Represent the company professionally with subcontractors, suppliers, customers, developers, code officials, and internal teams.

Overview

The Residential Construction Manager (CM) manages the complete homebuilding process from construction start through post-closing follow-up.
