Position Summary:

Link Apartments QPN in Long Island City, NYC is seeking a full-time Residential Building Service Technician. This role involves maintenance tasks such as work order completion, apartment preparation, and preventative maintenance, reporting to the Property Manager.

Salary Range: $27-$31 per hour, based on experience. This position complies with prevailing wage regulations, with compensation and benefits aligned with applicable wage determinations.

Responsibilities include:
  • Inspect and maintain HVAC, plumbing, roofing, gutters, and recreational facilities
  • Assist in turning vacant apartments into ready-to-occupy units, including painting, cleaning, and prepping
  • Document work performed in each unit for residents
  • Ensure community safety, cleanliness, and maintenance, fostering positive resident relations
  • Maintain pool and pool area, including chemical levels and equipment
  • Complete work orders within 24 hours
  • Adhere to safety standards and company policies
  • Participate in 24-hour emergency call duties
  • Learn and execute all on-site maintenance tasks, including apartment prep
  • Maintain tools and equipment in good condition
  • Report hazards or emergencies promptly
  • Assist with preventative maintenance across apartments as needed
Ideal candidate qualities:
  • 2-5 years relevant experience
  • Strong knowledge of HVAC, plumbing, electrical, and carpentry
  • HVAC certification; willingness to obtain Certified Pool Operator license
  • Friendly personality, good resident interaction skills
  • Mechanical aptitude, organizational skills, enthusiasm
