Job summary

Qualifications

• 1–3 years’ experience in residential or commercial construction inspection.
• Knowledge of construction processes and materials.
• Valid North Carolina Class C Driver's License with a satisfactory driving record, or the ability to obtain within 60 days of hire.
• Level I certification in Plumbing, Mechanical, Electrical, and Building Inspector.

Responsibilities

• Performs building, mechanical, electrical, and plumbing field inspections of residential projects.
• Responds to information requests; provides technical advice to City staff, design professionals, the public, and other stakeholders; interprets building codes and ordinances.
• Performs code-related research; identifies trade code compliance issues; provides alternative solutions.
• Prepares and maintains reports, records, data, and documentation related to inspections, plans review, research, and other project reviews.
• Plan and prioritize schedule and field activities; maintain communication with property owners, other inspectors, and stakeholders to coordinate inspections.

This is an exciting multi-trade Residential Inspector opportunity within the City of Raleigh’s Building and Safety Division of the Panning and Development Department. Multi-trade inspectors perform inspections during various stages of residential construction projects. Our inspectors make sure all work meets North Carolina state code requirements for the building, electrical, mechanical, and plumbing trades. This position involves communication with various project stakeholders, including city leadership and the public.

All four trade groups perform an average of 600 inspections a day in Raleigh!

• Performs building, mechanical, electrical, and plumbing field inspections of residential projects.
• Responds to information requests and inquiries; provides technical advice to City staff, design professionals, the public, and other project stakeholders; provides interpretation of building codes and ordinances and those associated with applicable trade(s) specialty.
• Performs code-related research; identifies trade code compliance issues; provides alternative solutions to resolve issues.
• Prepares and maintains reports, records, data, and documentation related to inspections, plans review, research, and other project reviews.
• Plan and prioritize schedule and field activities; maintain communication with property owners, other inspectors, and stakeholders to coordinate and facilitate inspection work.
• Identifies, develops, implements, and maintains processes and practices that encourage, support, and promote effective, comprehensive, and meaningful citizen engagement

Education and Experience

High School diploma or G.E.D. equivalency and 1 to 3 years’ experience in residential/commercial construction inspection, construction or related work

OR

Any equivalent combination of training and/or experience that provides the required knowledge, skills and abilities may be substituted

Licenses or Certifications

• Valid North Carolina Class C Driver's License with a satisfactory driving record, or the ability to obtain within 60 days of hire
• Level I certification in all four of the following: Plumbing Inspection, Mechanical Inspection, Electrical Inspection, Building Inspector

• General construction, general framing, accepted engineering practices
• Code books
• UL listings, component testing
• Local jurisdiction codes that differ from international codes
• North Carolina Office of State Fire Marshal (NCOSFM) interpretations of Codes
• Energov system
• Modern office practices and procedures including the use of standard office equipment and computer applications such as word processing, database, and spreadsheet applications

ADA and Other Requirements

Work Environment and Physical Effort

Medium: Exerting up to 50 pounds of force occasionally, up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

Work Environment

Work is typically performed in an outdoor environment, at a construction site and in a vehicle. Employees may occasionally work in an office or similar indoor environment, near moving traffic, and in confined spaces.

Work Exposure

There is frequent exposure to fumes and airborne particles and loud noises. Employees may occasionally interact with individuals who are hostile or irate, in extreme cold (below 32 degrees) in extreme heat (above 100 degrees) and around moving mechanical parts.
