Building Maintenance Systems Inc. (BMSI) in Alexandria, VA, is seeking a Residential Building Engineer to handle building operations, maintenance, and tenant safety.

You'll work with the property management team on preventive maintenance, respond to service tickets, and support electrical, plumbing, HVAC, and other trades in a residential setting. Ideal candidates have 1–3 years of experience, basic mechanical skills, ability to operate building automation systems, and a high school diploma.

Qualifications

• 1–3 years maintaining equipment and systems in residential buildings.
• Basic mechanical skills and abilities with HVAC equipment.
• Ability to operate work order apps on mobile and learn building automation systems.
• High School diploma or equivalent and ability to communicate in English.

Responsibilities

• Perform building and systems inspections and modify building systems as needed.
• Complete preventive and corrective maintenance requests professionally.
• Work with vendors to complete contracted work orders to meet expectations.
• Maintain records, reports and evaluations; provide maintenance recommendations.
• Identify and help order parts, materials, equipment and supplies.
• Manage Building Management System (BMS) / EMS as directed by Lead/Chief Engineer.
• Maintain a clean engineering shop, mechanical plant and rooms; keep appearance.
• Follow safety rules and regulations; perform related work as required.

Residential Building Engineer Job Summary:

The Residential Building Engineer performs building operations, customer service, and community enhancement. We’re looking for someone who will complete or assist with tasks related to electrical, plumbing, air conditioning, heating, and other trades within a residential building. Daily duties will include working with the property management team to perform preventive maintenance, respond to service tickets, and provide a safe environment for building tenants and visitors.

COMPENSATION AND BENEFITS:

• $29 to $31 per hour based on experience

PRIMARY BUILDING ENGINEER RESPONSIBILITIES:

• Perform building and systems inspections, making necessary modifications to building systems


• Complete Preventive and Corrective Maintenance requests professionally


• Work with vendors to complete contracted work orders to meet expectations


• Maintain records, reports, and evaluations, and provide recommendations regarding necessary building maintenance operations


• Identify and help to order parts, materials, equipment, and supplies that are needed


• Manage Building Management System (BMS) / Energy Management System (EMS) as directed by Lead/Chief Engineer


• Maintain a clean engineering shop, mechanical plant, mechanical rooms, and general appearance


• Follow all safety rules and regulations


• Perform related work as required

QUALIFICATIONS:

• 1 - 3 years maintaining equipment and systems in residential buildings.


• Possesses basic mechanical skills and abilities with HVAC equipment


• Basic experience and skills in operating, troubleshooting, maintaining, installing, and repairing equipment


• Basic technology skills necessary to manage work order applications on mobile phone and learn to operate Building Automation Systems


• High School diploma or equivalent, and must be able to communicate effectively in English


• Occasionally work overtime to perform necessary repairs or maintenance that are necessary to complete during off-hours


• Must meet the occupation requirements, such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing ladders.


• Must have reliable transportation


• Must be able to pass a drug screening and background check


• Must possess a CFC Universal certification
