Building Maintenance Systems Inc. (BMSI) seeks a Residential Assistant Chief Engineer in Alexandria, VA.

You will perform building operations, customer service, and community enhancement, handling electrical, plumbing, HVAC, and other trades within a residential building while coordinating with the property management team. Daily tasks include preventive maintenance, responding to service tickets, and ensuring a safe environment for tenants and visitors.

Qualifications

• 3-5 years maintaining equipment and systems in residential buildings.
• High-level mechanical skills and abilities with HVAC equipment.
• High-level experience and skills in operating, troubleshooting, maintaining, installing, and repairing equipment.
• Basic technology skills to manage work orders on mobile and learn Building Automation Systems
• Some supervisory experience over team members is required.
• High School diploma or equivalent, and must be able to communicate effectively in English.
• Occasionally work overtime to perform necessary repairs or maintenance during off-hours.
• Must pass drug screening and background check.
• Must possess a CFC Universal certification.

Responsibilities

• Perform building and systems inspections, making modifications as needed.
• Complete Preventive and Corrective Maintenance requests professionally.
• Work with vendors to complete contracted work orders.
• Maintain records, reports, and evaluations, and provide recommendations.
• Identify and help to order parts, materials, equipment, and supplies.
• Manage Building Management System (BMS) / Energy Management System (EMS) as directed by Chief Engineer.
• Maintain a clean engineering shop, mechanical plant, and rooms.
• Follow all safety rules and regulations.
• Perform related work as required.

Residential Assistant Chief Engineer Job Summary:

The Residential Assistant Chief Engineer performs building operations, customer service, and community enhancement. We’re looking for someone who will complete or assist with tasks related to electrical, plumbing, air conditioning, heating, and other trades within a residential building. Daily duties will include working with the property management team to perform preventive maintenance, respond to service tickets, and provide a safe environment for building tenants and visitors.

COMPENSATION AND BENEFITS:

• $38 to $40 per hour based on experience

PRIMARY BUILDING ENGINEER RESPONSIBILITIES:

• Perform building and systems inspections, making necessary modifications to building systems

• Maintain a clean engineering shop, mechanical plant, mechanical rooms, and general appearance
• Follow all safety rules and regulations
• Perform related work as required

QUALIFICATIONS:

• 3 - 5 years maintaining equipment and systems in residential buildings
• Possess demonstrated high-level mechanical skills and abilities with HVAC equipment
• High-level experience and skills in operating, troubleshooting, maintaining, installing, and repairing equipment
• Basic technology skills necessary to manage work order applications on mobile phone and learn to operate Building Automation Systems
• Some supervisory experience over team members is required
• High School diploma or equivalent, and must be able to communicate effectively in English
• Occasionally work overtime to perform necessary repairs or maintenance that are necessary to complete during off-hours
• Must meet the occupation requirements, such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing ladders.
• Must have reliable transportation
• Must be able to pass a drug screening and background check
• Must possess a CFC Universal certification
