Job summary

Hawthorne Residential Partners is seeking a Groundskeeper to maintain exterior areas of our apartment communities. This entry-level role focuses on cleanliness, safety, and curb appeal while supporting a friendly, service‑oriented environment for residents.

You will join a team that values reliability and hands-on learning, with on‑the‑job training and opportunities for growth within the Live It culture. Work hours are standard weekdays with potential on‑call rotation.

Qualifications

High School or GED required.
Understanding and knowledge of yardwork and general facility maintenance.
One year of maintenance, repair, or HVAC experience preferred but not required.
Valid Driver's License.

Responsibilities

Conduct thorough cleaning and pickup of debris or trash throughout exterior areas of the property.
Maintain cleanliness of sidewalks, breezeways, parking lots, green spaces, and community signage areas.
Ensure community trash receptacles, compactor areas, and pet stations are well‑maintained and free of debris or large items around the perimeter.
Assist with light landscaping tasks including raking, weeding, trimming, and watering as directed by the maintenance team.
Maintain cleanliness and presentation of pool deck areas, courtyards, grilling stations, benches, and outdoor amenities.
Assist the maintenance team with light painting of curbs, signposts, and exterior touch-ups as needed.
Conduct light checks around the property and replace breezeway or exterior bulbs as needed.
Help maintain shop and storage areas in a clean and organized manner to support quick inventory assessment.
Assist with preparation of vacant, unoccupied apartments with light cleaning or removal of debris as requested
Assist the team with the distribution of communications to residents’ doors.
Assist the maintenance team with seasonal tasks including storm/snow preparation or cleanup.
Promote good professional relations with residents, co‑workers, and company staff.

Work Schedule & Availability

Groundskeeperswork Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role may also require participation in an on‑call rotation for after‑hours emergencies and occasional support for resident events, as needed.
