Job summary

ConcordRENTS, a Florida leader in quality, customer-centric property management, is hiring for a full-time Leasing professional at Fountains at Millenia, Orlando, FL. The role includes marketing, resident screening, lease processing, move-ins, renewals, and resident services in a dynamic multi-family setting.

Compensation is hourly, with a range of $20.00–$22.00 per hour, plus strong benefits, PTO, 401(k) match, and rental discounts.

Qualifications

  • Knowledge of general business, leasing, and property management routines.
  • Equivalent to high school with some specialized training.
  • Over one and up to three years to become familiar with company procedures and policies and related property leasing and resident service issues.
  • Ability to speak, read and write English for safety and productivity reasons.

Responsibilities

  • Answer telephones and return messages; schedule community tours for Leasing Professionals.
  • Process AS/400 tracking; focus on timely applications approvals.
  • Provide resident services, respond to inquiries and enter work orders in the system.
  • Explain lease requirements; collect/verify documents; prepare renewals and recertifications.
  • Respond to resident complaints; investigate and follow up to ensure satisfaction.
  • Develop and implement services and activities to retain residents; assist in resident programs.
  • Greet prospective residents; determine eligibility and assist with applications.
  • Ensure applications and documentation are complete; enter data and file documentation.
  • Collect rents, deposits; schedule move-ins; prepare leases and documents.
  • File and organize documentation in proper locations.

BASIC PURPOSE:

Performs duties to implement marketing plan, qualifies and documents prospective residents, leases vacant units, implements move-ins, processes renewal and recertification documentation, and provides resident services, working within the limits of standard or accepted practice.

ESSENTIAL FUNCTIONS:
  • Consistently answers telephones, checks and returns telephone messages in a timely manner. Attempts to schedule a community tour for the Leasing Professionals when dealing with a prospective resident.
  • Runs AS/400 tracking daily and focus on getting applications approved in a timely manner.
  • Provides resident services, responds to inquiries and enters work orders in computer system. Tracks and discharges completed work orders in computer system and file hard copy documentation.
  • Communicates with residents regarding renewal of leases and recertification of eligibility. Explains requirements, collects and validates documentation, and prepares forms to process and file renewals and re-certifications in compliance with policy and statutory requirements.
  • Responds to resident complaints associated with community issues. Investigates, resolves, and follows up with residents to ensure satisfaction of concerns.
  • Develops and implements services, functions, activities, etc., in order to retain residents. Participates in programs designed to promote assigned property in the community.
  • Develops, implements and executes resident activities including parties, orientations, training programs, and required resident service functions including job training, HOME seminars, health fairs, and financial counseling in order to retain residents.
  • Greets prospective residents and determines for which program they will qualify based on number of persons in household and income levels until a Leasing Professional is available.
  • If necessary, takes applications, initiates file, and ensures that all documentation is provided for certification process including birth certificates, employment, pay, and bank account verifications. Expedites missing items as required. Ensures that applications and required documents are complete, verifies that information provided is consistent with validated data, and that all elements are prepared in compliance with policy, statutory, and tax credit requirements. Enters all required information into computer system. Issues documentation for approval by credit department.
  • Assigns units based on inventory and qualifications and notifies potential residents of acceptance of application. Arranges for proper execution of leases and related documents. Collect rents, deposits as required. Schedules appointments for move-inS. Prepares and executes lease and related documents with prospective residents.
  • Files documentation including work orders, notifications, documents received for pending applications or certifications, and other items in defined files and locations.

Pay for this position is commensurate with experience of candidate.
