Renovation Project Manager & Energy Coach
Albuquerque/Santa Fe, NM

Description

Why Homewise

We’re out to make New Mexico, and the world, a better place. We do it by helping people get ahead in life through homeownership, so families can build wealth and equity that lasts for generations. We’re entrepreneurial, fast-moving and deeply rooted in our communities, and we find ways to get to “yes.”

Homewise is dedicated to creating successful homeowners and strengthening neighborhoods to improve families' long-term financial well-being and quality of life. By providing trustworthy guidance and access to affordable capital, Homewise is working to ensure an inclusive energy transition for homeowners in New Mexico. Our green financing tools, paired with wrap-around services that help homeowners reduce their net energy burden, lower greenhouse gas emissions while saving families money.

The role

As Renovation Project Manager & Energy Coach, you’ll lead Homewise’s acquisition rehab program and bring building science to everything we renovate. Reporting to our Energywise Director and based in Albuquerque/ Santa Fe NM, you’ll take homes from acquisition through completion, on time, on budget and built to last. As a BPI-certified energy auditor, you’ll also test homes, create Energywise Home Roadmaps and make sure every project leaves a family with a more efficient home and lower bills.

What you’ll do
  • Acquisition Rehab Program Management. Lead Homewise’s acquisition rehab program, running several renovation projects at once on vacant and owner-occupied homes from acquisition through completion. Work closely with our acquisitions, lending and construction teams to keep every project on schedule and on budget, and manage grant- and subsidy-funded owner-occupied rehabs, coordinating with the Mortgage Finance Authority (MFA) and other funders on compliance and reporting.
  • Scope Development and Cost Control. Write detailed scopes of work that combine needed repairs, health and safety items and the energy upgrades your assessments identify. Build and manage budgets, use value engineering to save money without cutting quality, stack state, federal and utility incentives, rebates and tax credits, and review contractor bids and change orders.
  • Contractor Management and Quality Control. Find, evaluate and select qualified contractors and subcontractors, and hold them to schedules, specifications and contracts through regular site visits. Inspect work in progress against Homewise standards, building codes and building science best practices, and lead final walkthroughs and punch lists before closeout.
  • Energy Assessments and Diagnostic Testing. Assess rehab properties and Energywise clients’ homes to find improvements in insulation, air sealing, HVAC, solar, appliances, health, safety and durability. Run BPI-standard diagnostic tests, including blower door, combustion safety (CAZ), duct leakage and infrared thermography. Create Energywise Home Roadmaps that help homeowners choose the upgrades that save the most money and carbon, then test out finished projects to document the results.
  • Homeowner Communication and Support. Be the go-to person for homeowners, contractors and our teams throughout each renovation. Explain findings, progress and recommendations in plain language, in English and Spanish, and work with our lending team to guide Energywise clients through financing options and bid review.
What you bring
  • 3+ years of experience in construction management, real estate development, energy efficiency or a related field
  • Experience managing multiple projects, budgets and timelines, and selecting, coordinating and holding contractors accountable
  • Solid knowledge of residential construction, including HVAC, plumbing, electrical, structural, roofing and framing
  • A sharp eye for cost control and value engineering, finding savings without sacrificing quality
  • An understanding of how a home works as a system, and comfort using diagnostic tools to evaluate air leakage, combustion safety and overall home performance
  • Fluency in Spanish and English, with strong listening skills and a knack for explaining technical ideas in plain language
  • Close attention to detail, from accurate documentation to high construction standards
  • Flexibility and a problem-solver’s mindset: you adjust quickly to changing priorities and get to the root of a problem before solving it
  • Independence and ownership: you work well with minimal supervision, hold yourself accountable and set a high bar for your own work
  • BPI Building Analyst Professional certification, or the ability to earn it within 60 days of hire (BPI Healthy Homes Evaluator, Quality Control Inspector and energy auditing experience are a plus)
  • A bachelor’s degree in Construction Management, Real Estate or a related field, or equivalent experience
  • A valid driver’s license and the ability to travel regularly to homes and project sites in the Albuquerque and Santa Fe areas
  • Able to do field work, including climbing ladders, crawling into attics and crawlspaces, wearing PPE and occasionally lifting up to 50 pounds
