BruZiv Partners is seeking an experienced Renovation Project Manager & Maintenance Supervisor to oversee property renovations, capital improvement projects, apartment turns, and maintenance operations across our multifamily and commercial portfolio.

This hands‑on leadership role will manage projects from planning through completion while supervising the maintenance team and ensuring work orders, preventive maintenance, unit turns, and property upkeep meet standards.

Responsabilidades

• Manage renovation and capital improvement projects across the portfolio from planning through completion.
• Develop project scopes, schedules, budgets, and timelines.
• Obtain and evaluate contractor and vendor bids.
• Review scopes and proposals to ensure bids are complete and comparable.
• Coordinate contractors, vendors, maintenance personnel, property managers, and other parties involved in each project.
• Conduct regular site inspections to monitor progress and quality of work.
• Ensure contractors are completing work according to approved scope, specifications, and schedule.
• Identify potential project delays, cost overruns, or scope issues and communicate them promptly to management.
• Review change-order requests and verify that additional work is necessary before recommending approval.
• Track project costs against approved budgets.
• Review invoices and confirm work has been satisfactorily completed before approving invoices for payment.
• Maintain organized documentation for contracts, proposals, invoices, warranties, permits, inspections, and project records.
• Coordinate major building projects such as roofing, paving, HVAC, plumbing, electrical, exterior improvements, common‑area renovations, and other property improvements.
• Assist management with developing annual and long‑term CapEx plans for each property.
