Job summary

Core States Group is seeking a Project Manager, Design & Construction in King of Prussia, PA. You will manage Investor Center projects from concept through opening, coordinating due diligence, design development, budgeting, permitting, bidding, construction, and closeout to meet client standards and program requirements.

The role requires 8–10 years of PM experience in related sectors, strong MS Office, MS Project or equivalent, and familiarity with AI tools to enhance team processes.

Qualifications

• Bachelor’s degree in construction management, architecture, engineering, business, or equivalent experience.
• 8–10 years of project management experience in construction, design, corporate interiors, retail, banking, financial services, or similar environments.
• Experience managing projects through full lifecycle (due diligence to closeout).
• Strong understanding of design documentation, cost management, permitting, bidding, FF&E coordination, and tech/security integrations.
• Proven ability to manage schedules, budgets, stakeholders, and cross-functional teams.
• MS Office and scheduling tools (MS Project or equivalent).
• Experience with Workfront or equivalent PM systems.
• Ability to identify practical uses for AI tools to improve processes.

Responsibilities

• Manage Investor Center projects from launch to closeout, ensuring scope, budget, and schedule compliance.
• Lead planning activities: due diligence, budgeting, approvals, site readiness.
• Coordinate design development, permitting, and entitlement activities.
• Oversee procurement, bidding, contractor coordination, and preconstruction.
• Serve as primary liaison among clients, landlords, architects, engineers, vendors, and internal teams.
• Monitor schedules, budgets, risks, milestones, and issue resolution with regular status updates.
• Coordinate technology, security, FF&E, signage, relocation, and occupancy activities.
• Manage turnover, punch lists, warranty items, and closeout documentation.
• Identify opportunities for process improvements while maintaining documentation and standards.
