Qualifications

  • Proficiency with Computerized Maintenance Management Systems (SAP preferred).
  • Deep understanding of mechanical, electrical, HVAC systems and building infrastructure assets.
  • Strong grasp of preventive and predictive maintenance principles.

  • Provide on-the-ground technical support to field technicians for troubleshooting and work orders.
  • Ensure maintenance tasks meet quality standards and are documented in CMMS.
  • Prioritize daily tasks based on asset criticality and operational impact.
  • Serve as liaison between daily maintenance and Reliability Engineering initiatives.
  • Track reliability initiatives and report effectiveness to leadership.
  • Support PdM programs (vibration analysis, infrared thermography, ultrasound, oil analysis).
  • Assist in failure analysis, lifecycle planning, obsolescence tracking, and repair-versus-replace evaluations.
  • Review vendor options and form scopes of work for site equipment.

Reliability-Centered Maintenance Engineer - JLL

What this job involves - The Reliability-Centered Maintenance Engineer is a vital link between day-to-day facility operations and long-term reliability engineering. Working closely with the Facilities Management team (composed of Chief Engineer, Hard Services Manager, and Planner/Scheduler) and partnering with client Reliability Engineering and Operations team, you will drive operational improvements in corrective and preventive maintenance. This role is responsible for managing the reliability activities queue, ensuring that maintenance strategies are executed efficiently while championing continuous improvement across the site.

What your day-to-day will look like:

  • Daily Coordination: Optimize corrective and preventive maintenance workflows in collaboration with the Hard Services Manager and Chief Engineer.
  • Technical Support: Provide on-the-ground expertise to field technicians for complex troubleshooting and work order execution. Additionally, this includes parts review and supporting our Planners and Operating Engineers in identifying correct spares for maintenance and repair.
  • Standards & Quality: Ensure all maintenance tasks meet quality standards and are accurately documented within the CMMS.
  • Prioritization: Align daily tasks based on asset criticality, failure risk, and business and operational impact.
  • Strategic Alignment: Manage the reliability activities queue, serving as the primary liaison between daily maintenance and strategic Reliability Engineering initiatives.
  • Reporting: Track the progress of reliability initiatives (within Quickbase system) and report on their effectiveness to leadership.
  • Process Optimization: Identify and support implementation RCM (Reliability-Centered Maintenance) principles to enhance maintenance effectiveness.
  • CMMS Analytics: Utilize SAP/CMMS data to track KPIs, identify performance trends, and support root cause investigations.
  • Lifecycle Support: Assist in failure analysis and support project teams during the commissioning of new equipment. Assist in repair-versus-replace evaluations, obsolescence tracking, and lifecycle planning for aging or end-of-life assets
  • Vendor Management and Support: Review opportunities for alternative or new vendors to support Maintenance and Reliability work, as well as additional options for our Operations team to use. This includes working with contractors and vendors to form scopes of work and project and/or service proposals for site equipment.
  • PdM Program Support: Support and enhance predictive and condition-based maintenance programs (vibration analysis, infrared thermography, ultrasound, oil/fluid analysis).
  • Findings Translation: Review PdM results and ensure findings are converted into actionable work orders and maintenance strategies.
  • Maintenance Effectiveness Reviews: Periodically partner with Reliability Engineering, to assess PM and PdM task value via CMMS analysis, recommending optimization, modification, or elimination where appropriate.

Required Qualifications:

  • Bachelor’s degree in Mechanical, Electrical, or Industrial Engineering (or equivalent technical degree).
  • 8+ years in industrial maintenance, facilities management, maintenance engineering or a related field.
  • Proven experience in a multi-stakeholder, team-based maintenance environment.
  • Proficiency with Computerized Maintenance Management Systems (SAP preferred).
  • Deep understanding of mechanical, electrical, HVAC systems and related building infrastructure assets.
  • Strong grasp of preventive and predictive maintenance principles.

Preferred Qualifications

  • Professional certification (e.g., CMRP, CRL).
  • Experience with RCM, Lean, or Six Sigma methodologies.
  • Prior experience working within a third-party facilities management framework.

Location: South San Francisco, CA

Physical Requirements & Working Conditions

  • Ability to work in mechanical rooms, electrical areas, and confined spaces.
  • Must be able to climb ladders, work at heights, and occasionally lift up to 50 lbs.
  • Requires frequent interaction with Operations, Project teams, and Reliability Engineering.
