Job Summary
The Regional Portfolio Manager is responsible for day-to-day operations, financial results, and staffing at all apartment communities in the assigned portfolio. Responsibilities include personnel hiring, training, development, occupancy management, marketing, budgeting, forecasting, maintenance, asset preservation, capital improvements, collections, evictions, refunds, safety, and security. The role requires analytical skills, fairness, cost-awareness, and adherence to policies from Legacy's corporate and regional offices. This is a remote/hybrid position requiring regional travel.

Key Responsibilities

  1. Leadership and Oversight: Supervise property staff, ensure performance, development, and retention. Conduct reviews and guide operations.
  2. Financial Management: Develop/manage budgets, review financial reports, optimize revenue, reduce expenses, approve invoices.
  3. Property Operations: Oversee daily functions, evaluate issues, ensure property longevity and appeal.
  4. Compliance and Safety: Ensure adherence to laws, safety standards, and coordinate with agencies.
  5. Marketing and Leasing: Develop advertising, conduct market studies, support curb appeal, guide leasing.
  6. Resident Satisfaction: Monitor satisfaction, implement retention strategies, support community engagement.
  7. Technology and Reporting: Use management software, review performance reports.
  8. Vendor and Contract Management: Obtain bids, manage vendor relationships, approve purchases.
  9. Business Development: Identify opportunities, support acquisitions/dispositions, communicate with owners.
  10. Regional Support: Travel as needed to support other properties and maintain standards.
