Job summary

Guardian seeks an experienced Regional Property Manager for a Washington portfolio including RD, HUD, HOME, LIHTC and conventional properties. Requires WA license and 3+ years in portfolio management with affordable housing programs, plus travel to sites.

Compensation ranges from $125,000 to $130,000 per year DOE, with a comprehensive benefits package and a Monday–Friday schedule. Candidates must be able to operate in a fast-paced environment and manage multiple sites effectively.

Qualifications

  • BA/BS degree or equivalent knowledge and experience
  • Minimum WA Real Estate License and WA residency
  • Minimum 3 years affordable multi-family portfolio management experience
  • Experience with HUD/RD/HOME/Tax Credit programs preferred
  • Valid driver’s license and insured vehicle
  • Ability to work legally in the US and communicate in English

Responsibilities

  • Oversee daily management of portfolio to meet ownership goals and Guardian standards
  • Prepare operating budgets and annual reports for properties
  • Monitor financial performance, taxes, insurance and reserves
  • Ensure compliance with wage, hour, employment, and fair housing laws
  • Coordinate marketing, rent levels and site inspections with property staff and owners

Guardian seeks an experienced market leader for our Washington Regional Property Manager opportunity!

This multifamily portfolio is comprised of Rural Development (RD), HUD, HOME, LIHTC (Tax-Credit), Senior and Conventional properties throughout the state of Washington including Vancouver, Seattle area, Spokane, Sequim and Port Townsend. The qualified candidate must be a resident of Washington possessing an active Washington Real Estate License and possess a minimum of three (3) years of Portfolio Management experience, with specific experience working with affordable housing programs. This position will require regular travel to conduct property visits.

Compensation: $125,000 - $130,000 / year DOE + bonus potential!

Schedule: 40 hours/week, Monday - Friday 8:00 AM - 5:00 PM.

Position Description:

The general purpose of the Regional Property Manager role is to ensure that each property meets all ownership goals and objectives as well as Guardian Management procedures and standards through the daily supervision of all areas of management of each property. This includes good physical appearance and maintenance upkeep, good financial health and stability, program and government compliance, client relations and a position within the community which represents Guardian Management as a knowledgeable and professional organization.

Requirements:

The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.

  • BS or BA, or the equivalent knowledge and experience
  • Must be a resident of Washington
  • Must possess an active Washington Real Estate License
  • Minimum of 3 years of affordable Multi-Family portfolio management experience
  • Minimum of 3 years of experience working with federally assisted programs such as HUD, RD, HOME, and Tax Credit preferred.
  • HUD/RD/Senior housing experience, preferred.
  • Own or have access to a reliable and properly insured vehicle for use in business transportation needs, and possess a valid driver's license.
  • Must be legally qualified to work in the US
  • Must be able to speak, read and write English in a manner sufficient to carry out the duties

Licensing Requirements:

Must hold an active WA Real Estate License. If not currently licensed at time of hire or transfer:

  • Employee must enroll in required coursework within 30 days.
  • Employee must obtain active licensure within 120 days.

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations.

  • Responsible for employee development & performance of site staff.
  • Ensure Compliance with all applicable Wage and Hour and Employment regulations.
  • Conduct on-going training, supervision, performance reviews, and development of site staff.
  • Prepare a comprehensive operating budget for each property and operate property within this budget.
  • Prepare all budgets as well as annual reports.
  • Approve expenditures in accordance with company purchasing policies and the budget.
  • Manage property financial performance in accordance with the budget and owner needs.
  • Analyze and report on monthly actual financial performance, including owner narrative.
  • Analyze ongoing property insurance, property taxes and mortgage information.
  • Develop and monitor ongoing physical property upkeep and maintenance programs.
  • Handle escalated resident relations matters and offer supervision of site staff in such matters.
  • Manage relationships with owners, agencies and clients in a positive & responsive manner.
  • Oversee owner distributions and reserve accounts as needed.
  • Monitor compliance with Landlord-Tenant Law, employment law and Fair Housing Law.
  • Oversee insurance claim matters or lawsuits and optimize risk management.
  • Coordinate with Marketing to oversee the property marketing and advertising program, including establishing rent levels.
  • Visit properties frequently and conduct site inspection reports.
  • Computer understanding and literacy in Microsoft Word, Excel, Outlook (e-mail) and Yardi.
  • Demonstrate excellence in time management and written & verbal communication skills Participate in periodic internal operational meetings and meets regularly with the VP of Property Operations.
  • Develop professional working relationships with other departments.
  • Represent Guardian Management in a professional and ethical manner in the community.
  • Participate in periodic industry meetings, training events and functions.
  • Understand industry accounting terms and financial principles.
  • Oversee preparation for REAC inspections.
  • Prepare, attend and respond to agency reviews. Oversee processing of HUD contract renewals.
  • Oversee compliance with the Affluent Fair Housing Marketing Plan.
