Job summary

SAIL, a leading owner-operator in the Twin Cities, seeks a Regional Property Manager to elevate performance across a multi-site portfolio. You’ll coach on-site leaders, drive occupancy, NOI, and resident satisfaction while maintaining high standards and strong owner relationships.

This role requires 5+ years of regional management, expertise with LIHTC/HUD in mixed portfolios, and proficient use of Yardi. Expect travel across the metro and a path to senior leadership.

Qualifications

• 5+ years of regional or multi-site property management leadership.
• Experience with LIHTC, HUD, Section 8 and mixed portfolios.
• Strong financial acumen: budgeting, forecasting, variance analysis, NOI optimization, and P&L responsibility.
• Proven ability to hire, coach, develop, and transform multi-level teams.
• Experience working with owners and institutional partners, including formal reporting.
• Excellent verbal, written, and presentation communication.
• Proficiency with Yardi and related modules.
• Willingness to travel frequently within the metro.
• Bachelor's degree or equivalent; certifications are a bonus.

Responsibilities

• Drive portfolio performance across occupancy, NOI, delinquencies, renewals, turns, and work orders.
• Coach and develop on-site leaders into independent operators.
• Build trust with owners and teams; align with ownership objectives.
• Lead annual budgets, capital planning, and variance analysis.
• Partner with central support teams to execute initiatives and move quickly.
