Job summary

The Neiders Company, headquartered in Seattle, is seeking a Regional Manager to lead the day-to-day operations of a high-performing portfolio across Las Vegas, Nevada. You will drive financial performance, resident satisfaction, and operational excellence across multiple properties.

The ideal candidate brings 2+ years of regional multi-site leadership in multifamily, experience with conventional communities, and familiarity with Yardi or RealPage.

Qualifications

• 2+ years of regional management overseeing multifamily portfolios (Nevada experience preferred).
• Experience overseeing conventional multifamily communities is required.
• Experience with weekly/extended-stay properties is preferred but not required.
• Proven ability to lead Community Managers and on-site teams across a portfolio.
• Strong understanding of multifamily property management and hospitality operations.
• Experience with occupancy, delinquency, and revenue optimization strategies.
• Proficiency with Yardi or RealPage software.

Job Summary:

As a Regional Manager, you will lead the day-to-day operations of a high-performing portfolio located throughout Las Vegas, Nevada.

You will be responsible for financial performance, resident satisfaction, and operational excellence across all assigned properties. This role requires strong leadership, accountability, and a passion for creating thriving communities in competitive markets.

Please Note:

To be considered for this opportunity, candidates must currently reside in the Las Vegas, Nevada area and have recent Regional Manager or equivalent multi-site leadership experience overseeing conventional multifamily communities. Experience overseeing weekly/extended-stay hotel properties is highly preferred but not required.

Essential Functions:

• Oversee the performance of multiple conventional properties, ensuring operational and financial goals are met.
• Lead, mentor, and develop on-site teams to achieve peak performance and high occupancy rates.
• Drive NOI growth, expense management, and strategic budgeting across the portfolio.
• Implement effective leasing, marketing, and retention strategies to maintain strong occupancy.
• Monitor and improve maintenance and capital improvement projects to enhance property value.
• Analyze financial reports, market trends, and property performance metrics to optimize efficiency.
• Ensure compliance with Fair Housing regulations, company policies, and industry standards.
• Serve as a key liaison with ownership, vendors, and stakeholders, fostering strong relationships.

Qualifications:

• Oversee the operational and financial performance of multiple extended-stay properties within the assigned portfolio, ensuring established goals are met.
• Minimum 2+ years of Regional Manager or equivalent multi-site leadership experience overseeing multifamily portfolios, including recent experience managing properties within the Nevada market.
• Recent experience overseeing conventional multifamily apartment communities is required.
• Experience overseeing weekly/extended-stay hotel properties is highly preferred but not required.
• Proven experience managing multiple properties and leading Community Managers, property leaders, and on-site teams across a portfolio.
• Strong understanding of both multifamily property management and extended stay/hospitality operations.
• Experience developing and implementing strategies to improve occupancy, resident/guest retention, delinquency, collections, and overall property performance.
• Experience with leasing strategies, rent optimization, competitive market analysis, and revenue-driving initiatives.
• Proficiency in Yardi, RealPage, or similar property management software.
• Fluency in English required; bilingual English/Spanish communication skills strongly preferred.
• Ability to effectively interact with owners, residents, guests, and team members.
• Driven and goal-focused, with the ability to lead effectively in a fast-paced, multi-property environment.
• Ability to travel frequently throughout the Las Vegas area to conduct site visits and support assigned properties.
• Valid driver's license, proof of auto insurance, and reliable transportation required.

Physical Requirements:

• Ability to sit, stand, and walk for extended periods and move throughout assigned properties during site visits.
• Must be able to climb stairs and navigate multi-level buildings as needed.
• Occasional bending, stooping, reaching, and lifting or moving items weighing up to 25 pounds.
• Comfortable working in various indoor and outdoor environments, including offices, guest rooms, maintenance or construction areas, and property grounds.
• Clear and effective communication in person and over the phone.
• Regular use of computers, mobile devices, and standard office equipment.
