Job summary

Omninet Capital LLC is seeking a seasoned Community Manager for a Class A multifamily property based in Las Vegas, Nevada. You will lead resident experience, day-to-day operations, leasing, budgeting, and team performance to deliver exceptional service and strong financial results.

Ideal candidates have five or more years in multifamily management, familiarity with Yardi, strong leadership and communication skills, and a hospitality-minded approach to residents.

Qualifications

• Five or more years of progressive multifamily property-management experience.
• Experience managing Class A or elevated residential communities preferred.
• Strong financial acumen, budgeting, forecasting, and variance analysis.
• Hospitality-minded, resident-focused leadership style.
• Excellent communication, judgment, organization, and problem-solving skills.
• Knowledge of Fair Housing regulations and multifamily housing rules.
• Bachelor's degree preferred; Spanish fluency is a plus.

Responsibilities

• Lead all day-to-day property operations including resident relations, maintenance, and leasing.
• Drive occupancy, leasing, renewals, and revenue performance.
• Monitor traffic, pricing, concessions, and market conditions.
• Maintain accurate leases, rent rolls, and property data in Yardi.
• Develop and manage annual operating and capital budgets.
• Review financials, forecasts, and variances; take corrective action as needed.
• Partner with Property Accounting for reporting, reconciliations, and ledgers.
• Recruit, coach, and lead a high-performing onsite team.

Job Summary

We are seeking an experienced Community Manager for a multifamily property based in Las Vegas, Nevada. This highly visible, hands‑on role requires a polished leader who can deliver an exceptional resident experience while driving strong operational, leasing, and financial performance.

Resident Experience and Operations

• Lead all day-to-day property operations, including resident relations, maintenance, vendors, inspections, apartment turns, and property presentation.
• Create a welcoming, service-oriented environment and ensure resident concerns are resolved promptly and professionally.
• Maintain elevated standards throughout apartment homes, amenities, common areas, and exterior spaces.
• Ensure compliance with company policies, lease requirements, Fair Housing regulations, and applicable laws.

Leasing and Revenue Performance

• Drive occupancy, leasing, renewals, resident retention, and overall revenue performance.
• Monitor traffic, pricing, concessions, conversion rates, delinquency, and competitive market conditions.
• Ensure the leasing and move‑in experience reflects the quality and positioning of Vision on Lombard.
• Maintain accurate leases, resident files, rent rolls, notices, and property information in Yardi.
• Develop and manage annual operating and capital budgets.
• Review financial statements, forecasts, accruals, and monthly variances and take corrective action when needed.
• Partner with Property Accounting to ensure accurate reporting, reconciliations, resident ledgers, and operating statements.
• Identify opportunities to increase revenue, control expenses, improve efficiency, and enhance property value.
• Recruit, coach, develop, and lead a high‑performing onsite team.
• Set clear expectations and hold employees accountable for service, professionalism, and follow‑through.
• Oversee staffing, scheduling, training, performance evaluations, and corrective action.
• Build strong collaboration across leasing, management, maintenance, and vendor teams.

Qualifications

• Five or more years of progressive multifamily property‑management experience.
• Experience managing a Class A, Class A-, or elevated urban residential community strongly preferred.
• Proven success leading teams and improving occupancy, resident satisfaction, and financial performance.
• Strong financial acumen, including budgeting, forecasting, and variance analysis.
• Hospitality‑minded, resident‑focused leadership style.
• Excellent communication, judgment, organization, and problem‑solving skills.
• Proficiency with Yardi, Microsoft Office, and Excel.
• Knowledge of Fair Housing and multifamily housing regulations.
• Bachelor's degree preferred; Spanish fluency is a plus.
