Position Summary

The Regional Manager is the operational and financial leader for an assigned portfolio of multifamily communities. This position is accountable for executing each property's business plan, achieving budgeted revenue and NOI, developing high-performing teams, and ensuring consistent compliance with FourSite standards. The Regional Manager translates portfolio data into clear strategies, holds teams accountable for execution, and serves as a trusted partner to senior leadership, accounting, asset management, and ownership stakeholders.

Success in this role requires strong financial acumen, sound judgment, visible field leadership, and the ability to move comfortably between detailed property-level problem solving and broader portfolio strategy.

Essential Responsibilities
Financial Performance and Asset Strategy
  • Own the financial and operational performance of the assigned portfolio, with direct accountability for revenue, controllable expenses, NOI, cash flow, occupancy, exposure, delinquency, and other key performance indicators.
  • Lead the annual operating and capital budget process in partnership with property teams, accounting, and senior leadership; develop realistic assumptions supported by operating history, market conditions, business plans, and asset needs.
  • Review monthly financial statements, general ledger activity, reclassifications, accruals, balance-sheet items, and variance reports for accuracy and operational relevance; investigate material variances and ensure timely corrective action.
  • Prepare and maintain property forecasts, business plans, and performance projections. Identify risks and opportunities early and recommend specific strategies to close financial gaps or capture upside.
  • Evaluate revenue performance, renewal strategy, rent trade-out, concessions, bad debt, loss-to-lease, other income, and pricing recommendations. Partner with revenue management and property teams to make disciplined, market-supported decisions.
  • Control portfolio expenses through purchasing oversight, contract review, vendor negotiations, staffing analysis, utility and service monitoring, and adherence to approved budgets and company policies.
  • Oversee capital planning and execution, including scope development, bid review, budget tracking, project coordination, and communication regarding timing, risk, and return on investment.
  • Deliver timely, accurate, and insightful reporting that explains performance drivers, market conditions, material variances, and recommended next steps to leadership and ownership stakeholders.
Portfolio Operations and Performance
  • Develop and execute property-specific action plans based on weekly, monthly, and quarterly performance trends; establish clear owners, deadlines, and measurable outcomes.
  • Monitor leasing, traffic, lead conversion, occupancy, exposure, renewals, retention, delinquency, collections, reputation, maintenance performance, and resident experience. Intervene quickly when results fall below expectations.
  • Use Business Intelligence, market surveys, market data, revenue management platforms, and property management systems to identify trends and turn data into operating decisions.
  • Conduct regular site visits and documented inspections of offices, models, vacant homes, common areas, amenities, maintenance shops, curb appeal, safety conditions, and overall brand presentation.
  • Ensure properties maintain effective staffing plans, office coverage, make-ready performance, preventive maintenance practices, vendor controls, and emergency response readiness.
  • Oversee marketing strategy and effectiveness in partnership with internal resources, including competitive positioning, advertising spend, lead quality, follow-up performance, digital presence, and promotional strategy.
  • Ensure compliance with company policies, management agreements, Fair Housing requirements, applicable laws, risk-management standards, safety practices, purchasing controls, and required operational reporting.
Leadership and Talent Development
  • Lead, coach, and develop Property Managers and community leadership teams through regular one-on-ones, site visits, goal setting, performance feedback, and individualized development plans.
  • Create a culture of accountability, collaboration, urgency, and continuous improvement while modeling FourSite's values and leadership expectations.
  • Recruit, select, onboard, and retain high-performing team members. Maintain succession plans and proactively address staffing vulnerabilities across the portfolio.
  • Set clear expectations, measure results, recognize strong performance, and address missed standards or recurring performance concerns promptly and consistently, including corrective action when appropriate.
  • Build financial fluency within property teams by teaching managers how operating decisions affect revenue, expenses, NOI, cash flow, and asset value.
  • Promote strong communication and partnership across property operations, accounting, marketing, maintenance, human resources, training, and other shared-service teams.
Client, Ownership, and Stakeholder Partnership
  • Develop a thorough understanding of each asset's ownership objectives, management agreement, investment strategy, reporting requirements, and risk profile.
  • Serve as a credible and solutions-oriented representative of FourSite in meetings, property tours, performance reviews, and communications with clients, ownership partners, lenders, vendors, and other stakeholders.
  • Communicate challenges early, present facts clearly, and pair every escalation with a thoughtful recommendation and defined recovery plan.
  • Support new-business pursuits, transitions, due diligence, property onboarding, and special projects as assigned.

Requirements

Required Qualifications
  • Seven or more years of progressive multifamily property management experience, including at least three years leading multiple communities, a regional portfolio, or a large and complex property operation.
  • Demonstrated success improving financial and operational performance across multifamily assets, including direct responsibility for budgets, forecasts, financial statements, variance analysis, expense controls, and NOI results.
  • Strong working knowledge of multifamily accounting principles and property financials, with the ability to interpret a P&L, general ledger, balance sheet, cash position, and operating metrics and translate findings into action.
  • Proven ability to recruit, lead, coach, and hold Property Managers and cross-functional teams accountable while building engagement and bench strength.
  • Advanced analytical, problem-solving, and decision-making skills, with strong attention to accuracy, deadlines, and follow-through.
  • Clear and professional written, verbal, and presentation skills, including the ability to communicate financial and operational performance to senior leaders and ownership stakeholders.
  • Advanced proficiency in Microsoft Excel and working proficiency in Microsoft Office applications, property management systems, Business Intelligence/reporting platforms, and revenue management software.
  • Working knowledge of Fair Housing, landlord-tenant requirements, risk management, safety practices, and multifamily operational compliance.
  • Valid driver's license, reliable transportation, and ability to travel regularly throughout the assigned portfolio.
Preferred Qualifications
  • Bachelor's degree in business, finance, accounting, real estate, property management, or a related field. Equivalent relevant experience will be considered.
  • Prior regional or multi-site leadership experience within third-party or fee-managed multifamily housing.
  • Experience working with institutional owners, asset managers, or sophisticated ownership reporting requirements.
  • Experience with RealPage/OneSite, Business Intelligence tools, AIRM or comparable revenue management platforms, and CoStar or comparable market-data resources.
  • Industry designation such as CPM, ARM, CAM, CAPS, or comparable credential.
  • Experience supporting property transitions, lease-ups, renovations, value-add strategies, or multi-state portfolios.
