Regional Maintenance Manager -Arizona Region



Gorman & Company is seeking a Regional Maintenance Manager to lead the maintenance operations across a portfolio of residential properties in Arizona. This leadership role ensures consistency, compliance, and quality across all maintenance functions, including team supervision, budgeting, inspections, capital projects, and emergency response.


As a key part of our team, you will support our mission to maintain attractive, safe, and comfortable living environments for our residents.



Responsibilities:


  • Supervise and lead maintenance team members across a portfolio of properties, ensuring quality, consistency, and accountability in daily operations.

  • Assist Property Managers and Maintenance Supervisors with hiring, training, and retaining maintenance team members.

  • Mentor, coach, and develop maintenance team members through hands-on training, regular feedback, and performance evaluations.

  • Ensure that all maintenance team members adhere to operational standards, safety protocols, and company policies.

  • Respond promptly to high-level or escalated maintenance requests and oversee timely completion.

  • Oversee all inspections throughout the portfolio (e.g., INSPIRE or local agency), ensure full compliance, documentation, and coordination with on-site teams.

  • Oversee the creation of the annual maintenance budget and portfolio budget planning.

  • Evaluate cost control, inventory management, and work order trends to recommend improvements.

  • Deliver exceptional customer service to residents, vendors, and internal team members.

  • Communicate with leadership regarding project progress, inspection results, and portfolio-wide maintenance planning.

  • Observe and share insights with leadership to enhance operations, mitigate liabilities, and improve service quality.

  • Conduct and document regular inspections of buildings, grounds, and common areas to identify and resolve safety or maintenance concerns.




Qualifications:


  • High school diploma or equivalent required. A bachelor's degree in a related field is preferred.

  • Five or more years of previous experience in property management maintenance, building maintenance, or related trade. Prior multi-site experience preferred.

  • Strong knowledge of electrical, plumbing, HVAC, swimming pools, carpentry, drywall, exterior structural, and appliance repair required.

  • Previous experience in multifamily housing.

  • Previous supervisory experience

  • Ability to develop, comprehend, and manage capital budgets.

  • Possess a valid driver's license, automobile insurance, and have a motor vehicle record that meets the standards of insurability set by the insurance carrier to operate a personal automobile while on company business.

  • HVAC-EPA (Type II), or EPA Universal and Certified Pool Operator (CPO) certification, is preferred

  • Must be able to travel regularly, including overnight as needed.

  • Must be accessible after hours for emergencies.

  • Must be able to work flexible schedules, including weekends, evenings, and some holidays as needed.
