Job summary

Omninet Capital LLC is seeking a regional execution leader to drive renovation, unit-turn, maintenance, and quality-control outcomes across a 6-property portfolio totaling 2,175 units in Orlando and beyond.

The role requires coordinating crews, materials, and schedules within a 7-21 day window, ensuring adherence to portfolio standards, and escalating delays or resource constraints with VP-level support. Travel with leadership is expected.

Qualifications

• Experience coordinating renovation and unit-turn projects across multiple properties.
• Strong vendor management and cost-variance awareness.
• Ability to lead maintenance programs and ensure quality control.
• Willingness to travel with leadership to properties.

Responsibilities

• Oversees renovations and unit-turns within a 7-21 day window, aligning crews, materials, and priorities.
• Maintains portfolio standard for renovation scopes and escalates deviations.
• Monitors make-ready board, escalates delays and resource constraints.
• Reviews vendor invoices and tracks cost-per-unit variances.
• Oversees maintenance performance across emergency, urgent, and routine work orders.
• Conducts monthly property visits to assess work quality and deferred maintenance.
• Reviews preventive maintenance schedules for key systems (HVAC, plumbing, roofing, exterior).
• Manages MRO supplier accounts and coordinates at property level.
• Supports training and development of Regional Renovation Managers.
• Travels with VP to properties to shape regional execution strategy.
